Nobody is buying the Sens without a new venue…other than the half dozen offers they’ve had (and a Ottawa has not approved any sort of deal to this point).

This highly depends on if the situation is poisoned by the current owner or not. Like in Ottawa (or Washington in the NFL) - these new owners suspect they can get cities/states to play ball because the old owner tainted the process.
You'd also may a boatload of money if you're the owner of the arena when it is built.

Why does this keep being brought up now. The city and CSEC did come to an agreement. CSEC decided to terminate that agreement.

For the flames to move:
1. Someone has to offer more than anybody else who is willing to keep the team local …
2. which also has to be less than any other owner in the league is willing to accept for their team.
3. Be someone the other NHL owners want to let into their club
4. Pay a big relocation fee - I’d venture at least $200M, but impossible to say.
5. Find a better arena situation (spoiler alert: not Houston)
#’s 2-5 make #1 incredibly unlikely.
It’s also important to remember that their are 4 owners here - nobody seems to know the exact breakdown. Presumably Murray has 50%+, but there is also speculation that it’s closer to equal (e.g 40/20/20/20). A sale doesn’t necessarily mean buying 100%. These sales often seem to happen in stages, where it take me a few years before the previous majority owner is out entirely (if they ever are).

Please, move the team to Houston or wherever.
Then have an expansion group build a new arena and bring an expansion team to Calgary.
New arena and an instant, sustainable contender in the first or second season more than likely. And a new arena that actually helps recruit and keep good players, the few good players that don't mind a moronic, rabid Canadian fanbase and cold weather.

And why does this keep being brought up? The termination of one agreement does not preclude the creation of another. An arena is needed, and a deal will be made.

Because people keep saying "if the city doesn't help with the arena, they'll leave", even though the city has approved a deal.
And also because people keep repeating that the city cratered the deal, which is objectively not true.

I'm not concerned about them moving, I'm more concerned that not having a new building means it's harder to attract UFAs or retain RFAs. Calgary already has a hard enough time attracting players. Having crappy ass facilities definitely doesn't help.
Plus, the fact that a city like Calgary has McMahon and the Saddledome as their primary venues is pretty embarrassing.
