So what's the deal. Should I wait until August to renew my mortgage or rush to get it done.
I'm no expert, but 5-yr bond yield is dropping like a rock this last week. Down from 2.9% to 2.5% today, so that should translate to some lower 5-yr fixed mortgage offers.
Again, I'm a bit of a moron so take with a grain of salt.

It might make sense to at least start the process and get a rate with a rate hold. I think some can be held for a few months. You aren't committed, but at least have that to fall back on.

They think the way Trump thinks, that the less powerful should capitulate to the will of bigger powers. There are Americans who in their minds, they love Canada and think Trump's desire to annex Canada is generous and a symbol of that love. They are actually dumbfounded that Canadians do not want it and aren't showing more gratitude at the offer. They actually believe that we are suffering up here.
I've had discussions with Americans who believe that the reason why most Canadians live with a few hundred kilometers of the U.S. border is because we want to be in the U.S., with no understanding to how latitude affects climate and carrying capacity. They believe that Canadians were "left behind" when the U.S. formed and the border was established, and they somehow did us wrong by letting that happen.

They view America as essentially the world's best country on virtually all measures with a wide gap between them and everyone else. They believe that the entire world wants to be American. They don't view the 51st state language as hostile towards Canadians but rather as a message of endearment that they hold Canadians in such high regard as to potentially accept them as fellow Americans.

The fact that I know this is largely true kind of makes me feel like I need a shower.
There are very different mind-sets at play here. We take it as an insult. They think its a compliment and dont understand why we feel insulted.

Rates can be locked in for one to four months, typically three. You’re not committed but you’re protected if rates rise.
