If I was the GM of another team, 8.1MM for 5 years plus a 1st 2nd and 3rd would look pretty attractive. If those picks are bottom half that would be way less than he's worth.
I think that also means that 8.1MMx5 might be the best possible outcome Tre can get...

Okay but what's the price point that the flames don't match at? If they are looking at this core as the group they could win with, and Matt is a expected to be a key cog to that success, surely 2 firsts a second and a third as compensation isn't all that interesting to them, as those picks are unlikely to help during that window. That means another GM could push Treiving "all in" at 10 mil. That final tier, regardless how much you like Tkachuk, 4 first would be hard to walk away from. So the better question is, would the flames still match at 10 million?
Also, if Ottawa came and offered Treliving 2 firsts, a second and a third as a trade offer for a signed Tkachuck today, would Treliving take it?

If he signed an offer sheet of $7.5M x 7 years the compensation would be 4 - 1st round picks. Makes quite a bit of difference in the the offering teams calculations.
From Cap Friendly:
The AAV for an offer sheet, which determines the compensation required, is derived by dividing the total contract value amount by the lesser of:
-number of years offered, or
-five (5) years

Out of the playoff teams you have the following teams that have their picks for this year:
COL, LV, CAR, PIT, NAS, TB, NYI, WAS, and BOS.
Looking at that list maybe Carolina, NYI, or Colorado could make a push, but the others are up against the cap or have their own RFA issues.

This years picks are irrelevant. Tkachuk is a free agent after the draft so all future picks. There could be a few teams impacted but I don’t think too many.
Walk away for me is the 4 1sts.

Bridge deal, 2x5 mil.
His play down the stretch and in the playoffs hurt his value.

First off, jeers to Chiarelli and Dubas. These dumbasses have signed RFAs like they are UFAs, breaking the market.
Tre will do better than that though.
I am looking to see 5 years at about 6.5
Tkachuk is a good player, often acts mature in interviews, is credited with having leadership
But he did himself very few favours on the ice in 2019 to improve his negotiating position.
If Tkachuk wants the negotiations to get ugly, they will. I am sure Treliving will bring up a couple of things.
He piled up points early and when the games got tougher to play, he often struggled
Something like 1 G 3 A and -4 in 13 games in February. (Or in 15 games if you count Jan 22 and Mar 2).
1 point in his last 6.
In the playoffs, a nice game 1, but invisible and not an impact player afterwards. 1A and -5 in the last 4
Seems he has to explain how he is a consistent player and not streaky, and how he should be paid like a big game player that shows up when it matters.
Tkachuk takes advice from his dad, and many expect he will look for top dollar. Tre is absolutely going to make the point that one player going for top dollar affects what they have available to ice a team that just fell flat. He already has said there are 23 other mouths to feed.
And yes, I think Tre would be just fine to remind him how many cups his dad got. You can’t be bigger than the team in the cap era.

What?
Career high goals, assists, points, +/-.
Playing a major role on the 2nd place team in the entire league.
Did himself no favors?

That would be a great deal. I don’t think they can get 7 years without going over $8M and could be $9M for the full 8.
I think $7.75Mx6

He did a lot of that in the 2018 portion of the season. Remember earlier in the season when he was on pace for over 90 points?
Was it really that unclear that I was referring to the stretch?

I do. The flames won’t alter the salary hierarchy in the room on the basis of potential for tkachuk.

Guentzel is a good comp. I think that and lackluster clutch play when it counts keeps him to ~7x5. You had your chance to make Matthews money in the playoffs this year and weren't able to convert. Earn it for the next contract, when you'll only be 25

Did you even watch any of the games? Fault to a lot of leaf players but certainly not matthews this year. I'm a huge tkachuk fan but one has clearly been more impressive.

Yup....Matthews is the better player, no question.
5 million dollars a year better though?
No.

does it work that way though?
I thought the tiers were pretty set based on the AAV... an offer sheet with an AAV of 7.5 shows as 1st a 2nd and a 3rd.
edit... nvm... i see its divided by contract years, or 5 years, which ever is the lesser number...
