As Mt Pleasant has gotten to premium pricing, I've seen quite a few people (co-workers, family) look towards Highland Park / Tuxedo as the next "reasonable" areas to build infills.

Highwood is probably better than either of those two from a residential perspective, though you are farther from the BRT or future Green Line LRT.

One thing to consider - if you have kids note that the Public High School designate is James Fowler. It is not a high ranked school, by anyone's measure.... There are charter alternatives.

The high school situation is duely noted. We intend to put our girls thru french immersion, which would take them away from James Fowler and, as of now, over the William aberhart.

Neither or us work downtown either, so future let and brt isn't a huge concern.

Just curious why is the RC-2 zoning important to you? I like Highwood...kind of the forth "wood" in the Triwood community.

We would also be selling our rc-2 property in mayland heights to lighten the financial burden of the move, as well as our current home in Cochrane. I figure if I get rid of an rc-2 that has redevelopment upside, it would be nice to replace it with the new property, so I don lose on any long term upside.

I drove every street in highwood last week, and I don't disagree that there are some run down properties. I do feel however that they tended to be found north of northmount drive. The area closer to 4 street (hendon and Hartford) seemed to be much more desirable, but that could be personal opinion.

Highwood seems like it's starting to transition -- if property values are any indication. If you have kids I would do a bit of research -- I believe you would get priority to Highwood elementary (it is currently in the walk zone), which is mandarin immersion (if that's something you're interested in), but that might have changed this year. The other elementary is FFCA, which is a charter school that has a different admission process (there is a waitlist). That leaves Cambrian Heights as the closest elementary school.

Wanting our girls to get their french immersion outs them at the king George school for elementary at this point, but things can always change I guess. we have thought about ffca, and should probably reach out and inquire about wait list.

I think Collingwood, Charleswood and Brentwood are nicer to waaay nicer in general. If you're just out browsing maybe take a spin around those areas. They're predominantly r-1 which people value as well but for different reasons.

I have two cousins that live on Hendon. I agree tit is a bit nicer there. Still, I prefer Cambrian heights over Highwood. A little nicer quality of places and there is a bigger diversity in the home models you can get there. Too much of the same looking house in Highwood.

Years ago the pizza at Gallagher's pub was really good, not sure what it's like now though.

After living in Calgary my entire life - (30 years) and now living in Cochrane I'd be very cautious moving to the inner city unless there's a really big reason for wanting to do so, especially the N.E.

Not sure what area in Cochrane you live but the extra 15 minute commute for me a day is far and above better than dealing with living in the city, the crime the congestion, the air traffic over the N.E.

Highwood's NW, and while I realize it's probably different from someone from Cochrane, but I would not consider it inner city. MT. Pleasant a bit south of it would by my boundary for inner city.

Typically I think McKnight/JLB is now used as the boundary for "inner city". There is very little airplane noise in Highwood, though we are under the helicopter flight path so you do get some noise in the daytime, but it's fairly unobtrusive.

The comparison to Forest Lawn is laughable though. I've never seen much crime around, and the crime map doesn't support that. Yes, a couple streets on the perimeter of the neighbourhood have more rentals and are not as nice, but move a block in and everything is fine. Infills are starting to show up, as are some nice rebuilds.

I saw a fight in the parking lot of the car wash on Northmount Drive last month. The 7-11 by Stavros is very sketchy.

Generally though, it is nice community to walk around. Fairly quiet. Close to many things. The "Local" pub on Northmount just closed, and is being replaced by a new restaurant.

I go in that 7-11 at all hours, I've never seen anything sketchy going on. Lot of teens from the school, but that is about it. Unless I'm the sketchy one...
