Highwood is, by far, the best neighbourhood in Calgary.
*unbiased review.

Plus - Close to Master Meats, I've always liked the Safeway on 4th, TG community center has a great bar in it
Minus - Can be a bit of a pain to get in and out of in my opinion, the yards are bigger than the suburbs so when people let it go it's more noticeable.
Oh and it's close to the cemetery, could be a plus or minus depending on who you talk to.

#2 bus is fairly convenient if you are going downtown, Stabros Stavros has good pizza and pretty good wings. The Vietnamese place is awesome there, too. Being close to Confederation park is great, as is Nose Hill for biking/walking. Biking to downtown is easy on side streets or the 10th st bike lane. Escaping the city west takes 17 minutes to the TCH/Stoney interchange, no matter how much faster you think your shortcut is.

As Mt Pleasant has gotten to premium pricing, I've seen quite a few people (co-workers, family) look towards Highland Park / Tuxedo as the next "reasonable" areas to build infills.
Highwood is probably better than either of those two from a residential perspective, though you are farther from the BRT or future Green Line LRT.
One thing to consider - if you have kids note that the Public High School designate is James Fowler. It is not a high ranked school, by anyone's measure.... There are charter alternatives.

Just curious why is the RC-2 zoning important to you? I like Highwood...kind of the forth "wood" in the Triwood community.

Tuxedo and Highland Park will be a mess when they start doing the c-train. Plus Highland Park has that whole development of the old golf course going on.

I question your objectivity.

How could you question that? He clearly stated it's an unbiased review.

oh yeah, who does not love the RC-2 zoning. Much better than RC-1.........although I should note that in a RC-2 zone it is illegeal to put squirrels down your pants for the purposes of gaming - which can be a drag for some folks

Was it the only community in 1974?

I like the area for the value and growth potential over the next 15-20 years but there are a lot of pretty dumpy properties in there right now. A lot of lower income rentals and such. I don't think the public schools in the area are very good.

I went to elementary school in Highwood. It was the closest French Emersion school to Hawkwood at the time.
The neighboorhood definitely has "lower income" areas. Highwood borders even more run down areas like Highland Park, but it also borders some really nice areas too.
Highwood seems very much like an area whose fate will depend on the fate of the city as a whole. If the city continues to prosper or there's another boom, an area like Highwood would seem like an ideal neighbourhood to continue improving. If things continue to stagnate in Calgary, the opposite could happen.

Highwood seems like it's starting to transition -- if property values are any indication. If you have kids I would do a bit of research -- I believe you would get priority to Highwood elementary (it is currently in the walk zone), which is mandarin immersion (if that's something you're interested in), but that might have changed this year. The other elementary is FFCA, which is a charter school that has a different admission process (there is a waitlist). That leaves Cambrian Heights as the closest elementary school.

Just east, the next left after the Rona. Much nicer, but sad it is farther away!
