Good post.
If it's a sad and scary time for you, imagine how it is for your pet....especially if they were left alone on some cold exam table in some strange place. Being there for a pet during its last moments to give it little bit of comfort is the least someone can do for all the years of happiness.
I had the displeasure of putting our two cats down last year within a month (one had liver failure and the other FIV). It was extremely tough to do, but I like to think I made it a little bit easier being there with them till the end.

How is the debt to income ratio calculated exactly for these studies saying Canadians have a debt to income ratio of 150%??? How I understand it is that you take your monthly debt divide it by your monthly income and that's pretty much it. But with a 150% debt/income, that means that Canadians aren't bringing in enough money to cover their debt payments, that can't be true. Don't you need a debt/income ratio less than 40% to even qualify for a mortgage???

Debt to income is calculated using TOTAL debt and ANNUAL income. The cost to service your total debt is (hopefully) less than your annual income.
My debt to income is well over 100%, but that's because I have a mortgage. Thankfully, my bank doesn't expect me to pay my mortgage off in one year.

So in a sense, the only reason why our debt/income is higher than other years is because more people own their own homes or homes are just overpriced.

That is certainly an explanation for some of it. I would guess that it has a lot to do with house prices being so high (compared to historical values).
It is absolutely insane how much money banks are willing to lend out.. I used less than 1/2 the amount I was approved for and I still managed to buy a nice starter house.

I had the opposite experience....I went through a fairly trying and drawn out experience just to get a fairly measly mortgage amount. I pretty much was barely able to get half of what I was pre-qualified for in the US, and only with a guarantor. I was a bit of a special case with being self employed and having most of my clients being out of country, but the amount most banks were willing to loan me was laughably (in the painful kind of way) low.

I would bet that your circumstance is almost entirely attributable to this. For most major lenders self-employed (without 5+ years of income to back it up) = unemployed.

Yup, was self-employed and in construction when we applied for a mortgage. The bank told me that those two things combined made me the highest possible risk. The amount they approved me for was pathetic and insulting.

I do wonder why some one self-employed with a multi-year record of income is a higher risk than someone with a job who's status they really have no control over. I'm my own boss and at least have a say in the direction of a company and whatever equity I build I get to keep, which you would think would count for something. Sure I might run my business poorly and my income could fall....but someone with a full-time job could get fired tomorrow and be making 0 dollars right away.
I think looking down on the self-employed is out-dated thinking. It's a different world out there now....the internet really changed everything. Lots of people work virtually and make a pretty nice income. I have absolutely ZERO clients in Calgary and can work from here just fine.

We have a skunk issue at our place. We suspect it might be living under our deck, but can't confirm since it is the sides of the deck come right down to the ground except in one spot.
Is there any way we can convince him to leave, if he is actually living under there?
Would burying the entrance hole work, or would he just dig it out again?
