Suggestions on my floor Plan
Hey all. I have my rough draft for my floor plan. Before I give the architect the go ahead to make the final draft I want to make sure I have looked at it very carefully so that I am not missing something.
It is a walkout basement. The directions on top of the plans are not correct. The back will face the SW and the front will face the NE.
Give me your opinion and any criticisms that you may have. I don't want any mistakes that I might regret.
There are a few things that I have already decided that I want to change.
I want a french door into the office. And I may want to widen the laundry area in the basement by 1-2 feet.

I think the floor plan looks great...
There is one suggestion I would have (and again, this is completely personal) but I would indent your front closet into your den rather than have it protrude into your foyer as is right now.
I think the foyer is the first impression of the home and to have a closet protrude may not be the best thing for your home.
If you have the closet indent into your den you could put in shelving/wall unit in the den on either side.
With that being said, your house looks great as is and my suggestion is more of a personal thing for myself...

Please go with a Flat Island !!!! Just my personal preference.
Anyways about the plan. Bloody fantastic I think and I envy your large bungalow.
My only concern would be the Master Bedroom and making sure all your Furniture will fit in each wall nicely.
I would also prefer to have a bigger deck out back.
Where is the Towel rack going in the Master Bath if I may ask?

Why is everything so far apart in your Kitchen? It would drive me nuts having the pantry and the fridge so far from the stove/sink...
Here is my floorplan we just built... The kitchen is perfect with everything pretty lose together

Agree with this. The other thing you can do is a bench to make the pop out closet not look out of place. 45 deg bench type seat in the front is always a nice touch to a lot of houses. I would suggest getting a natural wood top with the same stain color as the Railings in your house.

i echo Fobs opinion on the front coat closet that protrudes into your foyer
your kitchen is a very nice size, 18 feet long. You have your fridge at one end and your sink at the other. If you are doing a lot of food prep (eg big dinner party) you might do a lot of walking back and forth. Personally, i like to have an island cooktop - you can cook your food while your family/guests face you, and then have your fridge where your cooktop/range is currently located.
also agree with above idea of a flat island, rather than a raised bar. gives you a lot more counter space and work area
the basement bath with the toilet next to the door looks out of place

Very good idea. Of the entire plan the front area has always been hard for me to decide as I want a large office. On the other hand I don't want the to just walk into the front door and there be no place to put your coats and such. That is a very good idea and I will take it into consideration.

My thoughts exactly. We are thinking of using a solid wood top for the island. Also I think we wont have a sink on the island, just a flat surface with shelves on the bottom.
Haven't thought about the towl rack in the bathroom yet.

Also a good suggestion. If I kept the protruding front closet, do you think it should be flush with the hallway or indented like it is?

I agree with the other posters about your front entry closet, it seems a bit odd.
I think the kitchen appliance location can be improved as well, just some minor adjustments. The fridge does seem isolated in a way. Is that an eye-level oven?
Also, I am personally not a fan of the openings into your walk-in-closet as opposed to doors, atleatson the ensuite side. Think about your clothes and the bathroom moisture/smells.......
Are those tall cabinets in the main floor mud room there?

I like the indentation actually. Think about how long your hallway will appear if it is flush. It will look like a bowling lane.

The oven is going to be a duel oven at eye/waist level.
The mud room will have a bench. You can put shoes under the bench and hang your coat on hooks above the bench.
Appreciate the suggestions.

If it were my house, I'd switch the locations of the stairs and the office/den - especially since it's a walkout basement. I like to have my living spaces more connected. Putting the stairs down by the mud room seems like you are turning your back on the basement, but there's no reason to turn your back on the basement, as it should be an awesome living space.
I think I'd also move the pantry closer to the rest of the stuff in the kitchen, probobly by moving the fridge somewhere else, and then switching the pantry and the telephone desk locations.

Floor plans are personal things but seeing as you asked....
The kitchen wouldn't work for me too much running back and forth to the fridge and pantry. My parents had a similar set up and it always drove me nuts when i was cooking something.
Consider a main floor laundry. I scoffed at a main floor laundry being important until I bought a house with one. Now, we will likely never buy a house that doesn't have main floor laundry. It is SOOO much more convenient.
Is there a garage? No matter, I prefer to have a half bath or even full bath right off the entrance you will use the most. That is the entrance you will use when you come in from the yard work etc. Nice to have that sink to wash up without tracking crap through the house.
