My cat spends probably 5-6 hours a day outside. He even makes attempts in -20 weather after snowstorms. Can't get enough of it. And he doesn't even have claws!
Mostly goes out and sits under a specific bush in the yard just to watch. Occasionally kills things outside but has never brought them in. But then again, he's pretty much the best cat ever.
Yeeesh- what a nightmare. I feel your pain, I've gone through something similar (not at all this bad though).
My husband and I rent out some properties and about two years ago, we had to evict some tenants in a townhouse because the HOA for that community couldn't stand the renters. We originally rented to a nice older lady who had no kids and no animals. Well, she got a girlfriend who had three kids, all teens. The kids were trouble makers and drew a giant penis on the community mailbox, and also the police were called a few times due to the fights the two women constantly had.
The tenant eventually had herself, her girlfriend, her three kids, and two of the kids' boyfriends living there in a two bedroom townhouse. After several warnings and complaints from neighbours and HOA we had to tell the lady that she had to get out. They had two dogs and two cats in the place too, it was a nightmare.
So, after they left we went in to clean the place. It took probably 100 full bags of trash to carry all of their crap left behind out. Their cats clawed through the dry wall, there was cat pee everywhere, the carpet was saturated in it, there were giant holes in the drywall at the oddest of places. Their back yard fence was completed destroyed and they had smoked like chimneys in the house so it reeked.
The worst part- and I am not kidding when I say this, and this is really gross- was they had cut a hole in the upstairs floor in one of the bedrooms so they could pee from upstairs to the kitchen sink downstairs!!! The toilet upstairs wasn't working and instead of getting it fixed or simply walking downstairs to use the bathroom, this was their solution. The window over the sink about rotted out with pee.

How is that any easier than just installing a new toilet or whatever plumbing solution was required? I wouldn't know what to say if I had tenants do that.
Isn't it your responsibility to fix the broken toilet if you're the landlord? If they don't tell you it's broken there's not much you can do I guess.
My friends who rent properties make sure their number/email is on the fridge in case anything needs to be fixed. They don't want some DIY renter messing up their property with a "fix" of their own.

Oh yeah, it's our responsibility, but they didn't want us to know because they had 7 people living in there when there was only 1 on the lease and they didn't want us to come in to see the disgusting mess they were living in, so they decided to take matters in their own hands I guess. Disgusting people. Surprisingly, we never had an issue with any other renter aside from one small complaint with a neighbour's dog barking at night. Never had we had anyone wreck a place before- and what was so alarming is this happened over the course of only 5-6 months.
Having watched Surferguy rip apart basements after the flood I have full confidence this full reno job will be no big thing for him. He'll probably have turned the house into the best on on the block by Thanksgiving.

How is that any easier than just installing a new toilet or whatever plumbing solution was required? I wouldn't know what to say if I had tenants do that.
Doesn't sound like a matter of ease as much as a matter of being whacked out on something or other.

I once had a tenant of my mom's try and take apart a toilet for some reason, and when they put it back together, they decided to use a hot glue gun, rather than the bolts.
Lucky for us, they stopped using the toilet and turned the water off right away.

So since my last update in August we have been quite busy here at the house. Its been overwhelming at time but we have managed to get a few things done so far. We are taking a bit of time now to breath and concentrate on understanding the design/flow of the home so we can establish how to properly renovate the interior to our wants.
Anyway since we moved in Aug 1 - Oct 26 we have accomplished:
- Cleaning/Sanitizing the home -this was priority #1
- ripped out basement carpet, removed drop ceiling and one small wall. Repainted the basement (left ceiling open to joists) and installed new carpet
- Installed new high efficient furnace and hot water tank. Had them repositioned to recover about 30/sq/ft in basement
- New shingles installed on roof
- all gutters cleaned roof and garage
- Complete renovation of downstairs bathroom
- All new windows installed and two new doors
- minor trimming of trees and shrubs and first attempts at recovering the lawn (which was waist height in weeds when we purchased).

Day #1 (after the last of the large items had left)
Removed carpet and ceiling tiles, a wall, painted, moved the furnace and re carpeted. We had EVERLAST out to clean the old furnace and ducts. Now the old furnace is in storage waiting to heat future surferguys new garage!
Day #1. All filth! There was even a turd floating in the toilet the day we checked out the house! hahaha!

The wall sill behind the shower was pretty rotten.
Start over and make it new!
Still a few details left on this project. I plan on using some pallet board on the wall to add some more warmth to the room and I will take the oak doors on the vanity and sandblast to texture the grain and then I will lacquer them white.
I also have to trim out the new window that we installed.

We changed out all the original windows in the 1958 home and put in new ones with casements to allow cross breezes in the summer.
I didnt realize this clip was so long, skip to 4:30 to watch me drop the window outside of that, nothing to crazy.
Managed to get all the windows in the house with lots of help from family and friends! We did the work over four weekends in October and then Bigtime had all the brickmold delivered to the house and I trimmed it all out. Managed to finish one day before the first snowfall! Timed it perfect!
A few pictures with the overgrown bushes etc on site. The backyard is a total loss and will need to be completely re landscaped. Blank canvas, well half blank canvas really. A new triple garage at some point in the future will take up most of the backyard!

That is all we have got done so far. Actually I have set up my small shop in the garage but I don't have any photos of that yet.
Next up over the winter - interior paint (after extensive drywall repair) and window trims! The industrial look of exposed window foam and shims is not cutting it for my wife!
