My assessment went up 25% and my taxes almost 18%. It's been assessed quite low in recent years, so it's hard to complain.

I think one thing to look at is that by percentage the provincial tax increase looks like what is driving this increase
My provincial portion is up 12.2%.
My City portion is up 5.5%

According to that calculator on the city website. I am not familiar with the mechanism of how the provincial portion of property taxes is set, just that it exists.

The 12% increase on the provincial portion is based on provisional numbers to be finalized in Aprils budget. It appears that the provincial number is just based on taking the 2024 rate and applying it 2025 assessments.

The Province raised the rate under Kenney IIRC.
They also have been reducing funding to the city on a variety of files, which we end up paying for anyways.

My understanding is the provinces portion works just like the city's budget. They set a dollar value and divide by assessments. But its province wide not city wide. So if Calgary assessments grow faster we pay a bigger % of the total even if the province keeps the total take the same.
And since farmland is assessed using a formula that massively undervalues it ensuring they don't pay their fair share, and E=NG, I think you can expect that to continue.

Spencer and Mian I'm on the fence with. I think they should run, and are good councilors, but don't know if they will.

Seemingly a good guy and empathetic. But really just deferred to city administration on many things. And if all you're going to do is defer to city administration, what exactly is the point of your job?
That's my issue with a lot of councillors tbh. They're in for the right reasons, but they don't trust themselves to actually go find the right answers by listening to a range of viewpoints. They just have their ideology and/or read the reports put together by city admin and they say "well the facts say this" when in reality they only listen to way city administration has framed the issue. And then these same councillors get upset or discouraged when people say they don't listen or are doing a bad job.
It's really unfortunate to see. Good intentions, but not great results. Smart guy though, had the potential to do a good job and Im hoping to see him come back to council in the future
