I agree, no chance he signs in Edmonton.
But Iginla lives in St. Albert in the off-season.

Iginla maintains his St. Albert roots with a house in the city and is a frequent visitor in the offseason.
“This really is my home. My wife and I met in junior high here. St. Albert is a big, big part of our lives. It’s a great community with lots of opportunities and it’s not like that everywhere. As you get older you definitely feel so fortunate for those opportunities. There was an outdoor rink in every neighbourhood and one that was always taken care of and flooded. All the different ball diamonds were also ready for us to play on,” he said. “St. Albert has been an amazing place to live and a lot of things still look great here.”

As for the Penguins, I wonder if they trade or buy out Fleury to make some room. Another guy they might move to free up cap space is Paul Martin.

He will stay in Pitt. Who wouldn't take a discount to play with Sidney Crosby and malkin, after making a good living for the last 10 years.

That was my first thought when he sold his house so quickly. He must have a pretty good idea that he's not back with the Flames.

He will stay in Pittsburgh though could see Chicago or LA. Those are the three best teams in the league by a considerable margin. He's had plenty of time to be 'the man' so he's going to go to the best team he can as more of a sub-core player.

Fleury isn't getting bought out...he is worth at least a 3rd round pick to a lot of teams out there.
Bryzgalov, Luongo and maybe Miller are in a similar boat...if their teams have reasonable expectations they can be moved. In Philly and Pitts case, they will want a potential #1 coming back...van and Buf need a solid back up...

I will be surprised if his contract is not a multi-year deal and less than $4.5M

People tend to forget that Iginla is a big PA guy, and knows that he has to lead that by example. He doesn't strike me as a guy who would take a massive home town discount. He knows he's going to take less elsewhere but he won't do a 2 million dollar sweetheart deal.
I would expect that if he wins the cup, he just might hang them up. He'll have won everything that can be won.
If he doesn't the list becomes smaller. He'll go to LA or Boston or the Hawks if they can make room for him.

This. Iggy wants to win that cup more then anything and I think he will sign a ~$4million contract to play out the rest of his days with the Pens.

He's stated multiple times he is not going to retire if he wins the cup this year.
He's accomplished a lot, he has a chance to join the 600 goal club as well.

A lot cheaper? I doubt it. Someone is going to overpay for Dupuis (Islanders?), and I really think Iginla will take a real cheap deal (2yrs, $6 million perhaps) to stay. I mean his whole career he plays with mediocre centres and now he has the top two of this generation in their primes to play with, and guaranteed runs at a Cup. He's made enough money, time to go for the glory.

He'll sign on for 2 more years in Pittsburgh and then he'll hang em up.

Win or lose, I don't see the Pens signing him again. Based on the assumption he is moving on he'll be looking for the following.
1) Contender (no point going to a rebuild at this point)
2) Eastern conference (less travel)
3) Has to have cap room (his salary will be going down, but will be multiple millions).
So I'll say Senators (22 million in space) or Rangers (13.5).
Whoever signs him will likely be able to move him again at the deadline should they need to, so it's relatively low risk assuming it's a 1 or 2 year deal.
