It's been so long since I've been down there, I thought this was a done deal.

Are these towers on the city owned land, on the corner of 14th and (I wanna say 90th) by the JCC? Or Glenmore Landing redevelopment itself. Because one's vacant land, and one contains the worst goddamn parking lot and commercial/retail design I've ever seen, making Beacon Hill look exceptional.

That SWBRT actually negatively affected my folks house value and estimated $25k - $50k, and if you knew the house you'd totally say "oh ya, I can see that". But the house sold in a day and its distant history. So now I have:

NOT IN MY BACKYARD ANYMORE SO I DON'T GIVE A F#$%.

Seems bizarre to have low income housing at Glenmore Landing but I'm looking at it through the lens of when it was built ~35-40 years ago. It makes sense though now I guess. Does it still have all those terrible old lady clothing stores that are clearly rich housewife hobby businesses?

Why, though? You have employment at the nearby hospital and shopping centre, along with Heritage Park(and a BRT right there!) Various income housing needs to be scattered around the city, not clustered.

Are there any links to the proposal? I did a quick search and all I could find was from 2015.

This is (somewhat inexplicably!) slated for the land between Glenmore Landing and 90th Ave, and Glenmore Landing and 14th Street. My guess (and this is just a guess), is that Rio-Can can get that land cheap because they gave up the access from 14th Street into Glenmore Landing, and this allowed what was "just a bus stop" to be built there. That's why this is the thin-edge of the wedge though...now it's christened a "bus station" and with transit oriented development, they're somehow cramming 4 towers in there.

That's why I said it makes sense, I had not realized that was the plan until just reading it.

Like if I told my cousins that grew up in one of the biggest houses in Pumphill that 4 high rise low income towers were going into Glenmore Landing, they would say "WHHHHAAAT", not because they are evil, they would just be surprised.

Curious as well, usually a small portion is just low-income or "non-market" housing. And assuming these people are going to be criminals just because their housing is subsidized is actually pretty damn arrogant. These aren't homeless people being put up into homes, I knew a few and some are electricians, etc, who still meet the requirements but gives them a great start. And I'm willing to bet there are a LOT of good people who meet the requirements these days given the costs of things.

When was that? Did that coincide with the drop in the market at the time?

I can't find one and this is a not great photo, but this is the image for where the towers are planned for. Phase one is to be in the lower left, red outlined section.

That does seem crazy. I had to pull out google maps, that is going to be tight, they would have to alter the mall and push it in a bit. It's gonna look like a true 15 second city, that's actually walled off. Would be pretty nice views of the Reservoir. I'm thinking these won't that poor of a group of poor's with a view like that.

Would your opinion change if it was 4 high story luxury residences, like Eau Clair Estates.

Haha, someone did put a comment on a sign last night that said something like "sure...views of the reservoir for people in subsidized housing and not for the property owners in the communities". I just laughed, because if you want that view then buy the house or condo with the view? It's ridiculous.

Honestly for me, the main issues are the fact it will render Glenmore Landing unusable, and I just don't want 4 towers there of presumably 10+ stories each. I'm not convinced its a net positive. It's not reasonable to expect that all those residents are going to be car-less, so I don't know where those cars all go and how they get in and out of there on a regular basis? It just looks really crammed into that space so they can say "see...we made it work".

I grew up with poor people and I don't think that poor = bad. When I talk about the character of the area, from my personal viewpoint, I just don't like the towers being there, regardless of whether those are luxury condos or otherwise.

I do think that towers suck, and that's a valid complaint on all of these. They just become vertical suburbs.

I'd much prefer a nice, more expansive mid-rise area over a couple of towers next to a strip mall.

Yeah, that parking lot is already an exercise in patience, but you can still use it. Add in that many people and that much traffic though, and you'll just have to avoid it completely. It'll be the same kind of torture as places like 130th Ave or Shawnessy, albeit slightly different.

I don't know exactly, but maybe the corner of Macleod and Heritage would make sense? There are plenty of places though...it doesn't have to be there.
