I'm not sure what Imperial's plan is, but I understand they did a short-term lease-back (~5 years) and are consolidating into 2 of the 4 buildings during that time, and then will leave. The other 2 buildings were put on the market with CBRE at the start of the year, with them representing the new owner (not Imperial).

My team and I toured the vacant buildings about a month ago, and they show well. Furnished and ready to move in. One building seems like it was never occupied, so it's basically brand new. The building amenities (gym, conference centres, cafeteria, etc.) are really nice. The new owner's plan is to lease it as office space, but they can only accommodate very large deals (150k SF or ~850 seats), and there aren't many suburban tenants in Calgary that can take down that much space, so it will be interesting.

Are the floor plates of the buildings 150k square feet? That seems huge to me, but I've never been there either.

If smaller, you'd think they'd offer it floor by floor at a minimum.

Nah the floorplates are ~30k SF (space for ~160 people) and each building is 5 floors.

It is still a huge overall pocket of vacancy. I suspect they will do a 2-3 larger full building deals and then have to do floor by floor deals on the balance.

Their big benefit they have is it's furnished and ready to go. With the insane cost of construction space with good improvements is moving. Factor that in with a larger return to office trend I think they'll do well.

I went to the new North Hill Coop today and I really like that store. Really nice store and seemed very bright. The layout is a bit strange but it worked although the aisles are very narrow. I didn't think it was possible to make aisles narrower than the Bowness Superstore but they managed to do it here. The best part was the underground parking and I'm definitely to come here on cold winter days just because of the warm parking even though it is a bit out of my way.

Calling it North Hill Co-op seems a little funny, but I suppose there isn't another super obvious name. Mountview or Winston Heights are probably lesser known neighbour names, but Renfrew or North Central would have made more sense.

The City of Calgary defines that area as the North Hill communities. Interestingly, North Hill Mall is not actually within the boundary of the North Hill communities.

Yup, but unless you participated in the LAP process most Calgarians associate North Hill with the mall

The mall opened in 1958 and the Co-op store opened in 1960.

It's past the loading dock, they could use some signs. I hope when construction is done the leave access open from the north side.


One thing I thought was a big oversight, and perhaps I used the wrong one(though I was directed to it) is the elevator is poorly thought out. I waited to go down, and an elderly couple was coming up, with a cart. By the time they manoeuvred around the corner to get out, the doors were closing. The elevator is one of those like this:

Dashed being the door opening, and you could, with cooperation, get two carts in. But because it's a half door, it's awkward, and add seniors into the mix, it just looks like a dumb choice.

I don't recall where we were in Europe, but they had sloped moving sidewalks to move between the floors, so you can bring your cart. Not saying that's the solution, but at least they think about their users there.
