Default Mortgage Calculator

I own a home already but I'm looking at possibly upgrading. Does anyone know of an accurate maximum mortgage calculator. I want to see how much we could get given our incomes have gone up quite a bit.

A few of the calculators I have found aren't accurate as they are giving me max mortgages lower than what we got previously (we were conservative when we got our first mortgage too).

Any links would be helpful, thanks.

If you want to make you mortgage tax deductible, you could also PM me for a strategy.

on atb.com, it's under 'Select A Service' and 'Calculators'... a few to choose from there...

I am also curious if something is so legit and legal; why it cannot be discussed on a public message board and has to go to PM.

It is the Smith Manoeuvre....I just didn't figure that I should derail a thread about a mortgage calculator to review a strategy here, thats all. Nothing too secretive and certainly not trying to be underhanded.

There is nothing wrong with Leveraged investing as long as you are disciplined and manage your risk. If you cannot do that then stay away.

Well to be fair though, if this strategy is properly managed and implemented there is no more leverage than your current mortgage. Sure, its a form of leverage, but this can be very conservative.

Fair enough but you still have the risk of your investments droping.

No guts no glory!!!! If your investments lose value, chances are your house did too, and you're fata'd anyways even if you hadn't invested.

Well if you house loses value then just don't sell the house...same goes for the investments. Its a long term proposition and there is no question that through time you will make money with this strategy. Plus, you get the added tax deductions which also add to the value of the strategy.

I agree and in fact I have been using this strategy for a while now(at least something similar). Just saying that there is some risk and you need to be disciplined.
