Default LF - New Home Construction Inspection

Hello,

Has anyone used an inspector to inspect their home during construction (ie. after framing, predrywall, etc) and any recommendations in Calgary?

Depending upon the type of contract you have, it is pretty rare the builder will let you do so while construction is ongoing.

Our builder welcomes a 2nd set of eyes as long as inspections are coordinated so we don't hold up the project.

there is a gent named Marty Keough, owner of 'Nook and Cranny' Home inspections - he posts some really good videos on IG of various framing/pre boarding home inspections that he does in the calgary and surrounding area. Seems to know his craft very well, some of the crap work he picks up is astonishing

We actually just hired him for his phased inspections (starting with foundation). Wife found him on instagram. We were pretty thorough picking our builder (small innercity custom home builder) so curious what he will find.

Marty was very impressed with our build so far and asked even if he could make a social media video. Guess I could have saved $ by trusting my builder haha

One thing for sure any home inspection outfit is going to miss is the conditions, proper installation of the furnaces.

I guarantee no one has more experience in pre occupancy inspection, installation protocols by each manufacturer, cleaning and tune-up and re certification for the purposes of warranty protection than myself .

Do you do construction inspections? When would you come in to do inspection? Before drywall Im guessing?

As soon as thr builder starts using the furnace for construction purposes.

And BTW that should be illegal. Ive dealt with pre occupancy inspection for 4 decades and subjecting a furnace to the environment of cutting , sanding, dust while jacking the heat up and not changing filters is insane and should null and void the warranty but because builders think they're taking precautions and hiring MORONS with equipment who are clueless as to
inspection, cleaning, tune-up, warranty protection protocols

90% of people buying NEW homes donr realize that they just shaved 3 to 5 years of lifespan off a new furnace due to this preventable NEGLECT.

Seriously. I've beaten this drum for a long time . High efficiency furnace reheat coils , air conditioning coils get so congested that even cleaning them is risky.

Bending fins and trying to clean fan blades, ecm motors, CT motors , fan limit sensors , condensate traps that are now turning condensate into a muddy gum.
Flame sensors , hot surface ignitors, all the temperature sensors take a direct hit.

This 90+ %.efficiency furnace is now dumbed down to about 60% efficiency as a result . Consumers are being absolutely ripped off in new home construction.

I haven't even started talking about the vents and ductwork.

Average job i remove 7 pounds of construction debris from main ductwork.
