No. Stucco wouldn't make a difference. Attic rain typically means some combination of
-you have really high humidity inside
-don't have good air sealing between house/attic
-don't have good ventilation (soffit helps with that) in the attic to let the moisture out

If it's attic rain, the humidity in your house is migrating to your attic, freezing when it's cold, and then 'raining' in your attic when it warms up.

So I am wondering then, what kind of specialist do I need to look at it?

We had some insulation blown in there a couple of years ago to top up the rock wool or whatever it was. There is definitely nothing lining the interior of the roof, just the bare plywood.

It happens after prolonged cold when it warms up, so keep an eye on the weather then head up there yourself and take pictures.


The noise? Could be attic rain, attic ice, or Anne Frank?

The attic is the second worst homeowner maintence experience. Dirty plumbing work still wins.

My current place doesn't have an open air attic but at my old place I used one of those long extendable golf ball retrievers, taped an inspection camera to the end and spun 360. This saved me crawling around the attic. It's an easy first step.

Also consider if you could downgrade it further if you install some sort of mirror nearby that can allow negate the needs of a gigantic vanity in the bathroom (ie: mirror door(s) or large mirror on wall somewhere).

I mean, a bathroom vanity isn't going to be great for full body review anyways. The sinks and cabinets get in the way. A 6 ft vertical mirror somewhere else would work far better. I think one idea I've seen was someone putting a mirror door on their shower.

Still though, I'd make sure the vanity was as big as possible within a budget you are comfortable with. I wouldn't pay $1-2K for a single 6 ft bathroom vanity. yes, 6ft. I guess it doesn't HAVE to be a single piece but that looks nicest. I will no doubt have other mirrors, possibly in the bedrooms, but the vanity and mirror are essentially separate anyway. Basically thinking something like this.

Correct, just south of 2K seems to be the sweet spot for buying them new and getting a decent quality one. I am hoping to get something like that but at a discount, so I'm only paying ~1200ish

No separate standing shower in the bathroom, just a 6 foot tub with built in shower head. But I can put a mirror on the linen closet or whatever. The issue isn't the mirror, it's that I want the vanity itself for bathroom storage and just as bathroom furniture. It's a large bathroom; 10'x14' (although it will also have the washer and dryer and laundry and linen storage in there also).

Hey are you tall? In my bathroom reno I super fkd up and just got a standard-height vanity. Great for my 5'3" wife...lame for me. Wish I went a full drawer bank higher. My buddy did that in his and I'm super jelly. Cost is basically nothing.

Excellent tip. If I do have to buy new I'll try to get a slightly taller one. If I get a steal though I'll take what I can get and deal with it, the standard height ones in my current bathroom are OK.

It has become clear to me that measuring stuff is crucial. Like comparing my current tub to the new one I'm buying that I need to be big enough for me to be comfortable in... this is what I'm looking at.

I put a 6' tub in one of my bathrooms. Make sure you have a big-ass hot water tank to fill it. It's a lot of extra volume.
