The claims when the project was launched were that loads of people would use the BRT to go to Heritage Park and the Rockyview. Which always seemed more aspirational than realistic. Unless there’s no other options, parents are going to drive rather than wrangle a stroller and toddlers onto a bus.
The people who promote these projects are wonderfully idealistic, and their vision of how people ought to behave is inspiring. But too often they neglect to take how people actually behave into account.

'Why do property taxes keep increasing as the city grows?!' - same people who voted against this, soon.
But in related news, the calls of inadequate infrastructure and lighting and other bs from the NIMBY playbook didn't ring as loud to some councilors when they came from the less affluent people of Bowness who did see their development get approved.

Property tax in the City should be inversely proportional to the density of the neighbourhood.

They should take this whole project and place it at the old Earls/Toysrus location off MacLeod. Honestly that entire area 99th to Willow Park Dr should be redeveloped into nice residential/commercial 20+ story towers.
Give Wellingtons steak house a ROFR on a main floor space at same location.

I'd like to propose a 6000 foot tower for my neighborhood, please.

Don't get jealous! One day, people will come to redevelop that "mall" beside the lake. There's already a bus route there, so we know that it will be a transit-oriented development. Hopefully, it will have at least half a dozen rental towers, a safe injection site on the ground floor, and a massive bottle depot all rolled into one proposal.

I didn't specifically put bike lanes in the design document, and I'm not sure he actually works these days, so probably sneak it by him.
Speaking of the chunderhead, has he been balsy enough to throw his name in for another erection? Err, election?

Well, there already is density all around that area, so density was never the issue. The issue here was that you have literally one way in and out of this proposed project and no way to improve that.
I get that people who don't live around it and don't have to deal with it were in favour.

Isn't "moderate densification" what blanket rezoning promises? Which, not surprisingly, was also feared, fought, opposed, misrepresented, etc. by a similar segment of the population?
More likely is that people are just resistant to change.

Money, of course. And you would have to destroy a lot more SFH, yards, wide streets etc. to achieve the same level of average density as what can be done with just a few taller towers.

Looking at the councillors for and against, it strikes me that politicians on the right complain about the business uncertainty resulting when there are obstacles to getting resource projects developed and complain about the federal government changing rules and arbitrarily rejecting projects after millions of dollars have been spent - and I think there is some validity to those complaints. However those same politicians have been the ones doing the exact same thing for development applications by other industries, whether it be transit-oriented development or renewable energy.
