I've been thinking that sooner or later someone will take the dorm room concept to address affordable housing, but this... is too much. 8-10 rooms for a property like this with more shared amenities makes sense. 13 is ridiculous.
My buddy was saying there were Air Bnbs like this he stayed at. A 3000 sq foot mansion with like 15 rooms, but each had their own or shared ensuite and whatnot. Not 13 in 1100 sq ft/2000 sq ft of usable space.

The people that bought my old house did this. I had a 960 sq ft house, 3 bedrooms plus a half finished basement with laundry and rec room. I did a lot of work fixing up the house making it modern and livable. The owner a of Chinese restaurant bought the place. He had contractors walk through and they discussed how to pack as many rooms in as possible, including closing in the tiny dining room/kitchen eating area and turning it into a bedroom. It killed me, but I sold the house and had to walk away and never think about it.

A bylaw amendment requiring 1 full bath with shower for every 4 bedrooms on a floor (ie 5 brs = 2 brs) and 1 kitchen for every 8 bedrooms in the house (ie 9br house requires 2 kitchens) would be warranted, it seems to me.
I actually think the main floor might be OK if you just made the kitchen bigger at the expense of the 84 sq ft bedroom that opens into the kitchen. That could be common area and it would be livable. The basement is obscene.

The 2 showers for 13 room ratio is a travesty, but otherwise I don't have any big problems with this. I would not want to live in one, though I did live in a house with 9 bedrooms in university.

Photos of the outside of this house look exactly like our old house in Whitehorn I grew up in. I don't know, this looks like a fun time for kids in university. Room sizes are decent, but more washrooms are needed, living rooms on both floors to chill and I'd add another full size kitchen in the basement.

I'm curious about laundry as well. One set of washer/dryer isn't enough. Imagine living in a detached house and having to go to a laundromat.
I'm all for condos and multi-family housing but this is a little extreme. If the people renting here are charged more than $400-500 a month for a room the owner can #### off.

Are we sure those aren't bathrooms are are actually bed pan emptying stations? A Norovirus outbreak in a place like that would be a mess. Like worse than a Norovirus outbreak on a cruise level of bad.

Surprising how things change over time, 4:1 used to be pretty normal. I didn't live in a house with more than 1 bathroom until I was around 20, even then it was 1 & 1/2.
