I get that, but why are houses all of a sudden a limited resource? Why can't we just build more houses?
"You get a house! You get a house! Everyone gets a house!"
But seriously, if I have money, what am I supposed to do with it? I want a place where I can go on vacation and on weekends. Why is it so bad to buy a second property? When did it become such a Herculean task to just build more houses? Do we really want to be putting limits on what people can and cannot spend their money on? Why am I a problem? Heck, my first place I bought in Canmore they hadn't even broke ground on when I laid down my deposit. They weren't going to build until they were sold. Didn't I contribute to adding homes to Canmore with that purchase?
And what about hoarding multiple houses? What about the guy with a mansion?
I have a 1400sf house in Calgary and 1000sf condo in Canmore. That's for my family of four. That's 600sf per person. Surely that's not some egregious and greedy monopolization of limited living space in Canada, is it?
If I bought a 2400sf house in Calgary nobody would blink. Instead, I split my living space into two areas. It honestly doesn't seem unreasonable to me.

If property taxes fully cover associated infrastructure, and gas/road taxes cover the highway travel, then this is a reasonable way to look at it.
Property taxes could be progressive as we do with income taxes. Pay a low rate on your first 250 sq-ft per person, then put a higher rate on incremental amounts.
We'd probably get things like "outdoor living rooms" that are walled in and heated or some dumb crap like that, so it probably has some bad unintended consequences as with regulating/taxing anything.

Interestingly Cannore could be like Banff today because it originated inside the boundary of the national park. But then they found coal and started to develop it and that was seen as a bad thing for the park so because of the resource extraction the land was relinquished and the boundary was moved west.

I haven't been to Canmore in decades but it's sounding a lot like Whistler.
I get the frustration of long term residents but it's not likely to stop. Get used to a very expensive, highly sought after recreational paradise.
Buy a property there while you still can.

This is kind more relevant to the fire discussion, but found this great shot of Canmore from 1925. Follow the link for high res zooming. It's amazing to see how the forests are smaller and more patchy, as if they had burned in multiple years.

Sounds like a marketing campaign for Tourism Alberta to use in Saskatchewan…
Alberta it’s like Saskatchewan but with MOUNTAINS….

Yes, please. Ram that idea down the throats of Canmore's council. That dumpy Nordic Centre would be prime real estate for one of the courses.

If we are wasting space on an another golf course could we at least diversify and make it a surf ranch? Way more enjoyable

It's not so much the traffic, the town does it's own best work messing that stuff up. It's homes for people to live in the community and provide the supports that all the tourism brings. A lot of my argument is based on when Banff was closed to further development, Canmore became a large labour supplier. Now that Canmore is also in need of that, their is no where for those lower pay workers to live.
|
Thinking a bit more about this, I actually think there will be more "affordable" housing in TSMV than the random hypothetical of modest row-houses - which would still be at least $1M each.
Affordable Housing projects is a whole other topic; I think it can work at times, but there are a lot of legit issues/concerns. Mandating minimums is actually an effective route IMO. The definition of affordable and the % required could always be better. But ultimately I'm just not sure about the notion of brand new affordable housing. Brand new things come at a premium. Just increase supply.
Of course its a bit more complicated in a resort town, but it can still work. A weekender upgrading to a new unit might mean a 20 year old condo hits the market, which probably has better odds of going to a local. But ideally they could figure out design requirements in the permitting process to achieve the desired type of buyer.

Canmore needs links style courses arranged in a ring to form a fire break.

Figured it might be a good place to “filter out the chaff” but even the seniors are in good shape around here… and friendly!
