Well that 15+ years outline is a shame because that looks like a fair amount encroaching toward the Resevoir. I don’t love the idea of 4 buildings in the realm of 20 stories each there.

How is it encroaching on the Resevoir? It appears to be entirely within the existing footprint of what's already there.

I thought they were building around what's there in the longer term? Maybe I've misunderstood that?

I don't think it encroaches the reservoir at all? Those are just shadows...

I see the shadows, but I guess the longer term plan is to knockdown and rebuild the Safeway? At this point, there isn’t a building behind there, so I suppose that makes sense to keep that same footprint. Really, it looks like that entire area is to be rebuilt though, because the current layout doesn’t match what they have here.

Well, crap then, 20-story towers surrounding a man-made lake. That’s horrible. It could affect literally dozens.

Go click the link in my previous post. You'll see the existing layout and then the long term layout. No additional property needed on the reservoir side.

Ya rebuilding everything seems odd, and it was definitely a confusing double take about having stuff behind the grocery store.

Long term that actually doesn't look too awful for a full re-development of the area. When you first brought it up I thought the plan was to keep the existing shopping area and build the apartments adjacent. But this looks like they will build a new grocery store on the current parking lot, replace the existing southern store fronts with the towers and eliminate/replace a lot of the other store fronts/offices.

In the grand scheme of things this might be really good for an otherwise pretty awful shopping area.

You said the same thing to Fuzz, but I am just trying to understand your particular grievance over this development. It’s not like there isn’t already those high-rise apartment buildings a few blocks west.

Well the apartments/condos are going to be adjacent and over the next ~5 years. The full re-design is more like 15 years away, if ever.

Yeah, well that's a piece of it. The infrastructure in terms of transportation is not capable of supporting all of this. It takes an already painful place to use in Glenmore Landing, and makes it's completely useless. That long-term mock-up appears to have zero parking, and adds something close to 3000 people. In that long-term plan you have one way to realistically get in and out (the other entry off 90th allows you in/out heading west, but not east). It's a congestion nightmare.

And yeah, it's amusing to me that people who don't live near this and are unaffected are coincidentally in the "what's the big deal?" side of thing, while people who live nearby are basically all dreading it.

Parking will pretty much be entirely underground which is the proper way of doing things. If you haven't been to the new University District you should check it out. Minimal amount of surface parking and maximum utilization of outdoor space. The entire shopping area has underground parking with deeper level of the parkade set up for the residential buildings. It is a really cool setup. Currently the parking is operated by CPA and they provide 3 free hours although I have my doubts about that continuing long term.

Access to the area is definitely not ideal though.

Of course, but the process to get there will be interesting. It's a bit of a weird one, because the problem is that the area is too busy...which isn't typically the precursor to a big overhaul like this.

I'm trying to think of similar examples. Northland Mall has a much bigger footprint to play with, and AFAIK under-utilization is prompting that change. Stadium Shopping Centre maybe? But they've gone nuclear there, and it was never as busy as GL.
