Nothing like artificial time pressures to make sure we get the right deal!

Lol. No kidding. Because costs will clearly just get relatively higher and higher forever, and in the near future no one will be able to afford anything ever again. There may never be another new arena anywhere!

City bought the land, and in reclamation the damage goes with the sale, so the city is responsible. Good article from years ago.

Correct, but the city at the time didn't listen and just bought the land outright.

Are you sure that the price paid for the land didn't include the fact that there was reclamation costs associated with it? The city might have got the land for significantly cheaper than market because they agreed to deal with the environmental. Sounds like you're speculating and really have no idea if the city was smart here or not.

Well according to that article reclamation costs could be as high as $300 million, so is the land worth $340 million? I'll let you decide.

Correct and that was because the city assumed the reclamation costs. This has been going on since at least 1980 and the city knows this.

Citation needed. It may play out that way to some degree, but the province/feds are more likely to cover the bulk since this failure was their jurisdiction.

The AER excuse about Domtar not being in Alberta anymore has to be total BS.
Someone posted about a deal between the government and Domtar that is not public. Sounds super shady but would kind of explain it. Not sure how you would keep that quiet though.

Conversely, a smart vendor would want to wash their hands of any ongoing environmental liability; the purchase price would reflect the ultimate arrangement regarding environmental liability.

Which is really funny because, havent they been at this since something like 2008?
If someone gave me a cheque and a framework I could probably at least bang out some sort of rough concept over a weekend that wouldnt look like Homer Simpson's 'Car of the Future.'
