There is a post earlier stating 90% bleach and 10% water, but I just eyeballed 2/3 bleach to 1/3 water in a spray bottle.

For that stain you might need a couple rounds but it should come out without much of an issue

Anyone have recommendations for a contractor that will remove exterior door frames and do a remount? My detached garage door frame wasn't installed square by the builder (and builder disappeared), so my door jams all the time cuz the deadbolt hits the striker plate in different places during seasonal changes/temperature swings. I've had ppl move the striker plate and done it myself a few times but frame needs to get fixed.
I called a few companies last year and they were booked months out, and when the time came they just stopped replying. Tried Ply Gem, Lift Renos, and a couple of others I can't remember.

You will probably have to put in a new door. The one you have now was more than likely a prehung and there's virtually nothing you can do to fix it once it's put in wrong.

If it is just the deadbolt hitting the striker, can you remove the striker and use a chisel to make the gap a bit bigger, then replace the striker?

We did that exact fix on our detached garage man door (which heaved and moved in the winter vs summer).

You could try adjusting the hinges but I guarantee an out of square door will eventually need replacing. Ask me how I know.

My issue is the top right corner of the sill which separating from the rest of the frame. I got a guy coming out tomorrow to see if he can do something about it. I've adjusted at the hinges/moved striker plate almost yearly at this point. There is just too much movement cuz the that corner. Might have to spring for a new door install if this time doesn't work.

Could your deadbolt be screwed in too tight?
I had that issue, removed the striker plate, lubricated the deadbolt, worked the cleaner over and over.
Turns out I had the screws in too tight, loosened them a bit and haven't had an issue.

Well it would only separate if there is room for it to move...may just need to be reshimmed and shimmed in that corner specifically.
Should be a decently easy fix for a half decent handyman

Could you just shim it? Get a few wooden shims, take off the door, check the side frames for level and shim the tops so everything is pushed back together, level and aligned?

Looks like it’s the rough opening that’s too tight. If you had 3/8”-3/4” all around you could unscrew the jamb and readjust the shims to square it back up.

Have electric pressure washers made any advances lately? Kinda tired of maintaining small engines (mower, washer, blower, etc).
I’d love to get into a electric pressure washer if they are comparable in power.

After a few quotes for electrical and window work - I'm seeing a general rule of 4x materials cost as to what's reasonable. Is that what others are seeing? In the past 3x was the norm.
That is - if you can get a contractor to return a call... sounds like it's flat out right now.

Companies may have told you but there is long lead times for windows right now, if you are looking for a specific/uncommon size it may be best to source the windows first and then get quotes or book the actual work.
