Another bump.. aren't there nice people who don't have prior convictions for drugs or break and enter that need a place to live??

Yeah, lots of now shows at first.. I changed it so they have to call me an hour before the showing to confirm the showing or I don't show up. That's made that a lot better.
It's just all the applications we get are people with lots of pets, or people with horrible credit and prior evictions, or people with a criminal record, or first time renters with no history or credit at all.

Yes, but in all honesty, the kind of clientel you're looking for are most likely not interested in that area of town...

Dover isnt bad area... im in a good part of the area myself. But it is close to the **** area.
photon good idea about phoning an hour before..thats what we should have done.

That's kind of what we're finding out.. though the other half of the duplex has great tenants!
Maybe I'll take one of these risky guys and just jack up the rent to cover any damages?

Yeah it's very frustrating.. I mean I can understand why on the other side, you call 50 places and setup a bunch of appointments and it can be hard to keep track of them all.. or people drive by and decide they don't like it but didn't bring the number.. Still though, it's not very fun for the landlord.

Ugh, no shows are the worst! I would drive an hour out of the way for nothing... absolutely frustrating.
I tried filtering out on the phone a little, but I like your idea of calling to confirm. I rented my place out and took in a dog. I think people with pets can be some of the better tenants cause really no one wants to have pets in their place... and if they did they wanted a flat fee of $500 non-refundable just for the dog! Wish I knew that before I said $100!
ANyway, they turned out really good for me. On the plus side, I could have cared less if the dog trashed the place cause I was planning (and am now) to renovate later so it just would have helped me along!
Edit: I took them in cause they really have nowhere else to go for cheap. In a tight rental market like it is, it is even tighter on people like this so they are more likely to really look after the place cause they know how hard it is to find just one place that is willing to look theor way!

So, just curious. How do you find all this out. Do you run a credit check? Is rental info on your credit report? Or is it some special kind of rental report from somewhere else?
