It would be much easier and faster to rebuild from the concrete up. But hopefully the end product is worth it and better than it was before.

Have you checked your insurance situation if they will cover you for the 16 months? A friend of mine had some significant damage to his unit a few years ago and ended up using Airbnb to find a place for monthly rental for the 4 months and insurance covered the whole thing.

The other thing is sometimes the bank will work with you around mortgage payments in these types of situations where the home is not livable.

The top 2 floors of the building will need to be completely rebuilt. The rest of the building will be stripped down to the frame essentially - all drywall will be removed and building remediated against mold, etc. Keep in mind that the investigation into the fire is still pending while the top floors are made secure.

The folks on the townhouse side (14A St.) will be moving back into their units in the next week or two.

16 months sounds realistic to me.

Of course I've checked with my insurance and fortunately I do have coverage for living expenses, however there is a cap on that coverage. My wife and I won't be staying at an AirBnB, or in a furnished apartment for 16 months, that's for sure.

Still waiting to do a walk-through with an adjuster but I expect all our furniture and fixtures will be a total loss. Clothes too, most likely.

Unfortunately 16 months sounds about right for a fire of this magnitude. I was part of the design team for the restoration to the Banff Mount Royal Hotel fire couple years back and they reopened 19 months after the fire happened, they did do a full remodel which definitely added months. Similar kind of fire where it originated on the top floors (Banff one was on the roof). The problem is not the fire itself necessarily, its the water damage from the fire fighting that gets everywhere and does the most damage top to bottom. Then add the insurance battle on top of it, all the inspections and bringing the building back up to code takes lots of time.

I’m a big guy as well (wear 3XL) and have some clothes I was going through this weekend to donate to one of the clothing bins. Do you have a winter jacket yet? I have a nice heavy roots one (has a slight rip in the side seam) for you if it’ll fit you, plus any of the other clothing I was going to donate!

I can't really help financially but I do have a truck and would be more than happy to coordinate donations and getting them to LS. Or I could help move if it comes to that.

Also, my buddy owns a mechanic shop and so would know about cars on the market. I could probably get him to donate an inspection if you did find a vehicle. What price range are you considering?
