I'm not sure. I don't remember business taxes being any lower this year. It would be a full time job keeping track of all the tax crap. Oh yeah, it is. And I have to pay an accountant to do that too.

Did you pay way more than the assessed value? That could drive the taxes up too, as I believe the assessment can be set to the purchase price if purchased recently.
Could be the previous homeowner was flying under the radar with a low assessed value.

Mine is up $300 for the year. Interesting enough, I searched through my street and found that even though my house's assessment is inline with my neighbor s, there are a couple of houses on the street that are being tagged as 15-20% higher than the rest. They are similar in year, size, and build to the rest of us, what makes them being assessed way higher? (Not like I complain about my lower assessment)

This happened to me when I bought my place. The previous owner renovated the crap out of it and was flying under the radar for the assessed value.
I called to ask if there was any point in appealing, and they said they look at all sold listings and rattled off all the upgrades they saw in the photos compared to the previous sale.

Your assessment doesn’t reflect sale value. At least not directly. They are close but chances are you will be able to sell for much less or even more.

House value went up $50K, monthly payment went up just over $100 vs LY. More than 2.5 times since we bought the house in 2010, but house value has only gone up marginally. City counsellors need better budgeting plans than last many years.

Maybe those are the people that self reported having developed basements and interior renovations so their assessment is higher. I remember a few years getting a letter from the city asking about updates and renos at our place for assessment purposes.

If they were done legally there is no reason to self-report. You would have to pull permits, and that lets the city know.

It’s the opposite. You want your house to be valued as little as possible until the day you’re ready to sell. Same with stocks.

Taxes should be dropping if they are linked to housing prices. All across the board.
I’d wager to say outside of renovated places there isn’t a property in Calgary worth more this year than last. Next year and year after will be even worse. We are going to see a 5-10% correction on housing values I bet.
But the city has been undertaxing homes and property taxes for a long time now and shifted the burden too much to commercial. Now that we have decided to make it near impossible to run a business and businesses are going bankrupt or folding as the risk / reward ratio makes no sense, the city needs to maintain its tax revenue.
Thus, your property taxes are going up, and will next year and the year after that- probably fairly significantly, regardless of your home value which is dropping.
You can all thank the government of Canada, Alberta and BC for this mess.

I think the city also has a spending problem. They spent like drunken sailors and have yet to reign that back with the new economic reality of the city.
