Will be built next to Sasso/Vetro. Anyone visit the sales centre and have any info?

Suburb living is really starting to drive me crazy. I don't think I can take the frustration anymore and would like to live closer to downtown. I'm starting to hate this city. I never see my GF, we're always at work or commuting to work or back. It's such a pain in the ass to get anywhere in the south.

Anyone else making this move or already have? Pros/Cons?

I just moved from Vic Park to the Suburbs (Somerset) and the commute really sucks but it makes up for the craziness that is downtown. Be prepared to; have someone ask you for money, witness crack smoking, have prostitutes pester you and be confronted by agressive homeless people, all on a daily basis. Also, it's a major pain in the arse having people come visit, at least where i lived, because parking is a gong show. It's loud after flames games and concerts which is a large chunk of the year. Also, every time my GF went out with her friends I was worried about her because of the neighbourhood.

But it is convenient as hell. I hardly drove for three years when I lived in the core and the savings really do add up.

The main consideration point would have to be if you plan on having kids or not. If you are then downtown is not a place to try and raise them. Every park in the core reeks of urine and you're too busy looking for broken glass and syringes to have fun. So if you are going to have kids one day then stay suburban but if not then the convenience of living close to work is a big one.

There is also a range of areas to live in. There is a reason Vic Park is a lot cheaper to buy into then other downtown areas.

Maybe try venturing west to Bankview, where it is a good balance of price, convienence, and quiet/safety.

Why not try and find something up on the hill above Princess Park in the Crescent Heights area? Nice walk down the hill and across the park without all the rubbish that would come with living in Victoria Park.

Personally I can't believe Victoria Park and Inglewood aren't prime places to live with them being situated by the river, zoo, downtown etc.

But it's still a hangover from the East end of town days which is amazing really that the Eastern part of downtown and uptown is still not up to snuff.

Part of that is because the residents in the area prevent the retail/core area from moving forward and developing. If an area can not move forward it WILL move backwars and that is what is happening in Kensington.

Thanks for the replys. These ar all things that I have been thinking about. If I do the Nuera condo route I am hoping that in the 2-3 years I will be waiting, Vetro/Sasso/Arriva/Stampede Station/Stampede expansion etc. will gentrify the area by the time I move in.

If that damned poultry rendering plant ever gets blown up, Inglewood/Ramsay will be the hottest area in town.

The cost is the big concern here. Even London is up to $230k for a jr. one bedroom place. Fact is, Condo living is not a cheaper alternative to buying a house anymore.

The sad thing's that it still is because you can't find a house for less than $300k in this market anymore. Unless, of course, you want a duplex in Dover or Ogden.

$300k for a 1000+ sqft house, or $230k for a 500sqft condo. This city sucks sometimes.

I still cant believe the ArriVa condos are going from $700k to $2.2 million. Insane for Vic Park.

One of my rental properties is a single detached home, about 950 sq. ft in Dover, and I'd be surprised if I could get 275k right now for it. Probably closer to 260k.

With all these new developments in Victory Park already there and in construction and in the planning stage. The area must be on the rise, both in value and quality of life correct? It seems like a good area to have property in, soon it should be a good area. I mean it can't worse with all this develpment, can it?

I spoke with a rep at ArriVa who said that the entire area is pegged for a near complete redevelopment. Victoria Park, along with the East Village to the north.

Makes me wish I had the money to get in when Vetro/Sasso first started selling.

I think they are finally acting on this. There are tonnes of projects in progress, on the drawing board and already done.

It already is. McKinley Masters Homes moved their head offices down there, and wants to begin reno's in the area. Still has a long way to go though, there's a culture down there that needs to vacate before people looking for upper scale homes will spend their money on homes there.

Interesting about McKinley. I want to buy a property down there and do something with it. That whole area is prime, prime real estate but I know what you mean about the culture.

I think it's probably starting to happen since it's not just talk anymore. Sasso and Chocolate are up, Vetro and Arriva are well out of the ground, and plans are developing for many more - Colours, Nuera, Keynote, More Arriva. I think the area will start picking up soon.

I am personally a Sasso owner. I was planning on living there until I was offered a job I couldn't refuse in Silicon Valley. Now I rent it out executively, which says something. I actually convinced the executive rental company to rent in the Sasso building, and now they have a bunch of units in there.

I'm in the same general area, and this commute really does suck. I'm an anti-morning person, but I've had to adjust my schedule so that I'm up at 5:30 and out the door by 6:15am. It's the only way to make the Macleod a tolerable drive and to ensure you get parking.
