Recommend a Garage builder

Need a 2 car garage with construction slated to commence in Aug or Sep. MY home builder suggest I find my own contractor for the garage as they have to build in their profit to whatever price is offered by the contractor(s).

Correct, would be immediately after I take possession of the home. They are breaking ground next week or the first week of April and construction is slated to take 5 months, so I'm estimating that the garage construction could start most likely in early September.

If they haven't even broken ground, I would suggest that you figure out where the garage will be and have them run gas and power out to it now. Will save you a bundle later on. Can also get them to install some conduit so you can pull internet and TV if you are ever inclined to do so.

I'd also suggest having a few 240v plugs installed, with the correct gauge wiring and breakers for a car charger.

Cool, just received a quote from Derrick at Gecko.

What other work do you do Surfer? One other post-possession project I am contemplating is having a deck cover/roof added to our backyard patio/deck. Builder can't do it with the house build due to architectural controls. Want to protect the wood and BBQ and of course be able to cook burgers and steaks during storms If something smaller scale like this is something you do I would be keen to work with you.

Shamelessly hijacking your thread, I already have a garage, but need to get the walls finished, floor epoxy coated and get the thing heated. What am I looking at $-wise, and who should do it?

Way too many variables to even guess at a price.

Do you want spray insulation in the walls or is traditional alright? Do you need electrical installed as well?

Do you want natural gas or electric heating? Is there already gas hooked up to the garage or correct gauge wiring for a heater?

What kind of finish do you want on the walls? Board only or paint ready?

Is the floor in like new condition or are there oil stains and grime on it?

I should have said walls are actually insulated already and have drywall, but it's got a few nicks in it that would need a fix. So, basically, some plaster and paint is all that's needed there. And some form of baseboards, if that's a thing that's even desirable? I don't know how people normally finish the spot where the pad meets the wall. All there is is drywall.

I don't know enough to know if I should have a preference. There's a natural gas line for a bbq in the yard, but don't know if it extends to the garage. Similar on the wiring - I believe it's amenable to heating but not positive.

It's a newly built house so all that's there is drywall dust.

I would do the walls yourself then, save a decent chunk of money. The floor should be fairly straight forward since it's a new build, the numbers I was hearing last year when I was looking around were coming in about $6-$7 per square foot all in.

If there is a 240v plug in the garage and it's fused for 30A, you'd be fine for installing a heater and running it off that. I'd be a bit surprised if that was done though. If you're working with an attached garage, you can run new wiring and tie into the panel under a homeowner's permit. Very basic work and can easily be done.

I'd call a few companies up and get them to give you a quote for the gas heating. You'll be paying them for pulling the permit, trenching the line out to the garage (unless attached), installing the new piping and tying it into the existing, then installing the heater and ducting. Will be a few thousand most likely.

Depending how handy you are, it's really not difficult to put one together yourself using a garage package from Rona. I posted pictures a while back of my garage, and I estimate doing it myself saved $8000. I'm pretty handy however and I only worked on it during weekends, it still took about 2 1/2 months of farting around to complete.

I'm not sure if it's changed, but when I was initially looking for garage contractors about 2 years ago they were providing absolutely crazy quotes. $40k on the low end all the way up to about $50k for a very basic build. I did not accept any of them.

I didn't get a quote from Gecko because they were totally booked for work for a long time.

I am the opposite of handy, if there was an appropriate word to describe this I would go ahead and proudly insult myself with it now. I work with computers and internet and spend 10hrs+ per day looking at a screen; no time at all to learn DYI stuff, so happy to pay someone to do it right.

Stay away from Planet Garage builders .....my neighbor used them and they put on the wrong trusses as he ordered space saver because he wanted to store stuff in the attic.

They screwed up and he caught it at the last minute. They refused to fix the mistake so he fired them.

His floor started cracking everywhere within weeks, door springs and weather stripping broke and started falling off within 6 months.

My buddy did a cool thing in his garage. Used concrete board for baseboards about 6 inches up the wall. Then the guys that epoxied the floor also did the baseboards. Looks good and makes spraying out with water quick, easy and doesn't wreck the wall.

Smaller scale more artistic/custom projects are my world or least preferred world. That and I tend to stick with interiors.

It's so cute that you're optimistic about how short the build will take. I'm also just really jaded about how long my contractor is taking to build my house, but that's a story for another day.
