I don't mind it. Materials and design look good and the height is just about right for along Memorial. I wouldn't want it much higher. Nice to see parking accessed from the alley. I really like how the application brief shows the shadows the building will cast at various times of the year, and even better is the shadows the other buildings in the area cast so you get a good idea of the effect this single building will have. It's too bad the old housed will go, in an ideal world they would be renovated and restored but along a main road like Memorial I think a midrise is a better purposed building than SFH.

It look suspiciously like they are capping the Windsor building at 50th and Elbow at grade. I believe they started taking down the crane this morning and all the advertising hording on the fencing is down. On the downside, it'll be an eyesore at the corner for a while I am guessing. On the upside, they can take down the fencing that makes the right turn onto EB 50th a nightmare.

That's the second time it was cappped
I guess the smart car free rental promotion didn't work for them.

Yup it's being capped and propositioned as a residential development. I got emailed the below message a few weeks ago:

In 2015, Arlington Street Investments began the construction of our mixed-use 5 storey retail and commercial office development; The Windsor, located at Elbow Drive and 50th Avenue S.W.
As most of you know, over the past two years the commercial office market has experienced significant headwinds resulting in the precipitous increases in commercial office vacancy.
Given the current and foreseeable market conditions, Arlington Street Investments has made the strategic decision to move ahead with our alternative development program which is to reposition The Windsor from a mixed-use retail and commercial office development to a mixed-use retail and residential development.
We have always had this option available and capitalized our development accordingly. Given the flexibility within our capital program and taking into consideration the imminent completion of construction to grade, the timing to make this decision is now.
Based on this new development program, we expect to resume construction in Q3/Q4 2017 and anticipate the development will be completed approximately 14-16 months thereafter.

MoDA was doing a very high-level concept right? Is this their refined vision or did Grosvenor go with another firm?

McKinley Burkart is now the architect. They tend to to do nice work too, so at the very least it should turn out well...just not quite as architecturally interesting as the Moda version. I would imagine it came down to cost.

I'm not sure the Moda design was something Grosvenor actually procured, or whether it was just an idea that Moda threw out there as a pure concept. Firms sometimes do that.
