I hope to use the SW ring road before I retire in 19 years, commuting from Signal Hill to Braeside area. With my luck, if it it done on time, I get transferred to a different location to like NE. Looking at VR footage, very exciting to see it get done.
I was getting used to 30km/h commute on Glenmore while listening to podcasts.

Same for me but I'm not holding my breath. I need the final piece to be constructed for the road to be of any use to me (commute far NW to Chinook Mall area).

This is going to be so great for the SW, as well as the Tsuu Tina. I'm really happy that they're doing those developments. I think it will be hugely positive for the band and for the city. Not only will the band be creating income and jobs, but they will be creating a way for the band and the city to become real neighbours, instead of people that live next door to each other, but never interact.

The band thinks it's a good time to go heavy into commercial real estate in Calgary? I get the whole investing when it's cheap and I'm assuming they won't pay as much tax (if any?) on the commercial real estate but that market seems sooo oversaturated right now....

Do you think it would be a better time to sink a lot into these projects when the market is booming and everything is more expensive? Or to put it another way, is there more risk to a project like that at this point in the market or when everything is riding high and oil is say $115/barrel?

Commercial developments have worked out well for the Westbank First Nation (anecdotally), so I hope it turns out just as well for the Tsuu T'ina.

Like I said I understand the benefits of building in a recession, but considering there is what, 20 years worth of vacancy to be absorbed in the commercial real estate market right now? That seems optimistic to me.
I guess the developer is probably taking on a lot of the risk with them.

Well it's not going to be right now. The road is several years from being built, and it won't be done before then. And I'm sure these will be built in phases and evaluated as they go.

Ah yes, mega box stores, exactly what their ancestors had in mind when they secured the rights to the reserves to maintain their hunting, lands, and way of life.

Yep, because trading pelts and furs are still a viable way of doing commerce, they should not be allowed to make any dollars.

A way of life that doesn't exist any longer.
If the First Nations do nothing with their land, people complain that they're lazy and just living on handouts from the government. If they want to take advantage of the realities of life in the 21st Century and put that land to use in a way that has greater value is today's world, people complain that they're not using the land the way it was intended to be used.
Treaty 7 was signed almost 140 years ago. Victoria was still the Queen of England at the time (and still had more than 2 decades left in her reign). Canada was only 10 years old. The first European settler had arrived in the Calgary area less than 5 years earlier. Fort Calgary was only 2 years old. The Canadian Pacific Railway wouldn't reach Calgary for another 5 years.
No one who signed the treaty could ever have imagined the world that exists today.

Did I see an amphitheater in that video? Like for small/medium summer outdoor concerts? If we could have a place that could host a few thousand, maybe 2000-5000 it'd be so amazing.
Please God let it be true. So badly needed.

Two examples of some pretty successful ventures, and I believe the shopping complex in Lake Louise is also owned by the Sawridge band. There is much potential here if this is done right.

But, I have read in here they they will need to get the correct environmental impact studies and other studies done prior to development.
As a person who is truly ignorant on First Nation rights - is this true or just assumed? Can they bypass steps like an environmental assessment, or a traffic study on the impact to the ring road?

Yea, looks like an amphitheater. Not 100%, but it looks like it'll be where the old Buffalo Run driving range was.
