Default Buying a home in the SE?

Was looking at purchasing a home in the deep SE of Calgary. Areas such as New Brighton, Mahogany, Cranston and Chapparal Valley are some of the ones we've been looking at. Have noticed considerably a lot more of the houses in our price range with what we are looking for are in New Brighton. I know it's close to the dump but I've lived in Prestwick before and never noticed a smell in this area. Is there a hitch to this area? Thanks a lot for any help making a decision!

2 years ago. And I'm fairly familiar with the area. Just not sure of why houses are so much cheaper in that area unless there's other problems or something that you don't notice. I did happen to always notice a heavier police presence on the other side of 52nd. But looking online at the crime reports New Britghton doesn't seem to be much higher than any of the other surrounding areas.

I have lived in both priest wick and now in new Brighton for the past 10 years.

If there is a smell coming from the dump, I have yet to notice it.

To me the neighbourhood is a typical "move up" type neighbourhood in Calgary that is now close to 15 yrs old. It is a decent enough neighbourhood, but it is showing it's age.

Almost every store you could need is now located long 130th. There is schools being built in new Brighton.

If you have any specie questions about new Brighton, let me know.

I've never noticed a smell from the dump and i think they're covering a lot of it with grass near new brighton if i'm not mistaken. The only thing i've noticed as far as smell is the occasional farmer manure fertilizer in the fall or spring on occassion.

All the area's you mentioned are good. Lot's of pathways, stores and pubs. Could use an lrt in the area but at least commuting has improved ever since se stoney got built.

I live in the deep SE and have noticed the dump once or twice. Last time was actually about a week or two ago, it was stinkin' hot and we went for a walk by those new dealerships they're putting in and the wind picked up and it was horrible. But that was a one off, it's usually never bad.

The water retention ponds on the other hand... blurgh. Notice that all the time. Hot. Muggy. Stanky.

Edit: I looked at that complaint, and that was exactly where it was when we smelled it -- could barely breathe for a stretch, but it was a lot longer than 3 days ago.

I've had that driving on 52nd street before, where it splits between two sides of the dump.

I'm in Auburn Bay, so pretty much as deep SE as you can get, and to be honest I think any of the areas you mention are great choices.

As far as the New Brighton smell issue, I have a few buddies that live there and I used to work in the area and I've never noticed a smell. It just seems like a nice quiet place to me.

New Brighton also has under construction, 2 elementary schools (public and seperate) and a junior high. They are all to be done in 2017. As for the smell, I think it's more the sludge treatment ponds that are near the corner of 114th and 52nd than the actual dump itself. That being said, I've smelled it maybe once this year. The skunk family terrorizing the neighborhood seems to be the worse problem. Copperfield seems to get the worst of the ponds/dump.

Chaparral Valley isn't a good choice in my opinion. It is built down in the flood plain and sooner or later it will flood.

Though it should be noted, Chaparall Valley didn't get touched by the big flood a couple years ago. I think it looks more vulnerable than it is.

And I lived in Copperfield for 9 years and really never noticed the dump smell. Or a pond smell. New Brighton seems like a good area, no specific issues.

Chapparel valley doesn't have stores and pubs within walking distance either. Discovery ridge got hit by the big flood in 2013 and chapparel valley didn't.

I also spent a lot of time in copperfield and never noticed the smell.

Our family built new in New Brighton and moved in Dec/2013. Previously lived in a condo over in Prestwick back in 2006-2008, so we're quite familiar with the area and why we wanted to live down south again.

We live on a side street and it's very quiet and we have great neighbours. As others have mentioned, 130th ave has 95% of what we need. Kids will be going to school here when it's completed.

I've only noticed a smell when it gets really hot, but not enough to gag.

They spent like 3 years moving earth to protect it from floods, I actually think it's one of the safer low lying communities in that respect.

I've lived in New Brighton and mahogany for a combined 10 years. I've certainly noticed the smell a lot more then others here. Always seems to be early in the morning...I'd say I notice it once every 2 weeks in the spring/summer/fall. That said, it doesn't last all day and isn't a big issue imo.

Other then that, I generally prefer mahogany a lot more over new Brighton. Nothing to do with the lake really, just a far stronger sense of community and overall care. Not to put new Brighton down by any means.

Overall my family is really happy in the SE but the schooling issues may force us to relocate as I refuse to put a 5 year old on the bus for 60+ minutes a day.

There are about 8 new schools being built in the deep SE over the next 3 years. A few of them open next year. Desperately needed.

I think the thing to remember about the dump is that the technology has improved greatly over the last 20 years. I'm no expert, but I barely even notice a smell when I actually go to the dump. I remember going as a kid and the place was disgusting.

I've been in Copperfield that long as well; however now that I'm on the eastern edge I do notice the dump more often. I'm thinking the new builds in New Brighton will also have this smell.

Somewhat surprised at how many of us live in the Mack towne, NB, copperfield, and auburn Bay Area.

I would agree that auburn bay is certainly a nice neighbourhood, but I would also classify it as that next step up where there are more houses in the $500,000 and up price point.

Right now one of my neighbours is letting his front yard go to hell and he has a boat parked on what is left of his lawn......I assume there will soon be furniture or vehicles in various states of repair on his driveway

We live in Lake Chaparral and love it. Very safe, great people and the lake is a really nice feature. The commute is the worst thing but overall we are happy here.
