Yeah hoping for some creativity and vision from the political leaders on how some of this could be financed, instead of posturing. Wouldn't it be cool to hear something like " we all agree this a fantastic opportunity to develop a beautiful part of the city. We are going to work together to find a way to make this work for all stakeholders".

The contamination continues to worsen.

In all likelihood, the cost of the cleanup will rise faster than the value of the property.

Wow that's a reach. The economics don't make sense now - when the land has negative value. You're saying they'll make sense if there is less condo supply on the market which will happen if the city is developing other sites (which doesn't make sense to me - why would condo capacity decrease), therefore condo prices will rise which is accretive to the developer's returns? But you're also saying that by developing other areas, the land will increase in value (which is detrimental to the developer), so that the city will profit more when they sell it, so that it can contribute to the cleanup? or something.

Let's just leave it.

The city should and needs to contribute to the clean up and development of the W Village.

These are the types of projects that get people to want to live downtown, which is a major goal for the city.

What is needed is co-operation, and some leaders with vision, not petty politicians that can't see beyond the next budget.
Yep, the way I see the city either jumps on this and finds a way to work with the Flames or they go else and the west village remains contaminated for the next 20+ years.

No one is sure but Evan Wooley is quoted as saying that it has negative value, and that the cost of clean up outweighs the land value.

All we know is "hundreds of millions". Anecdotally, the land has negative value because it costs more to remediate than the land would be worth if it was clean.

I've heard about the contamination over the years so why can the auto dealerships and the greyhound station operate? Do the health/environmental hazards not apply to them? They've been running on that land for 30+ years!

I'm guessing that the contamination at the Greyhound station would laugh at whatever creosote can bring to the table and the dealerships are asphalt on top of dirt. No digging or disturbing the contamination..?

There is a limited amount of unused/underused land in the City Centre where condo development is viable at current construction costs and sale prices. As these sites are developed, redevelopment will shift to greyfield sites with pre-existing developments. Greyfield sites with pre-existing development have higher redevelopment costs and this increases the sale price of new units that are constructed on these sites. Over time the redevelopment of greyfield sites with higher redevelopment costs is pursued and the price of units in these complicated redevelopments are closer to the prices required to make the private remediation of contaminated brownfield sites viable.

For the above theory to work, the developer has to purchase the land prior to any substantial uplift.

Someone over on SSP reminded me of Forsyth Barr Stadium. I wouldn't mind if this is the direction that the Flames took with the fieldhouse concept.
