People are amazing at deluding themselves. They'll believe what they need to believe to feel better about their situation.
They'll commute the one time at 3 am in the summer and take that as their reference "average commute time" for the rest of their lives. Laws of physics aside, they'll never average up for rain, snow, normal traffic or traffic accidents, etc. that inevitably happen. You can pretty much take what people say about their commute and at least add 50% to it or even double it to be realistic.
Oh, and don't forget: "You're richer than you think."

If you want pre flood values for your home it is that bad. My neighbour on the right has had his home for sale for a year and a few months. The one on my left has been for over 6 months. Fears of another flood are still on buyers minds.

Calgary has a humongous commercial tax base, which pays a lot of the freight for municipal services. Bedroom communities and small towns don't have this so residential rates are generally higher.

Google has Cochrane to Calgary at 31 mins.
Auburn Bay at 25 mins. If you factor in the mess that is Deerfoot south they actually aren't that far off.

What they never tell you is how horrible the communte is during a winter storm or when the highways are covered in snow and ice.

To be fair, when I moved to Blackfalds 3 years ago, everything I looked at was new, and there was definitely a ton of misrepresentation going on as far as the "Estimated 2012 taxes:" segment of every listing i remember viewing.
I ended up purchasing @324, and taxes listed for homes I had viewed ranged from 21-2400. Pretty sure that the first year rates ended up being 2950ish- neighbours told me it was an approved hike to fund much needed infrastructure, schools, and an awesome rec/multi centre which ended up being built within walking distance.
..Then the next year's came in at about 3300.. And this year I believe was in the 3590 range.
Can't blame the guy for being upset about being blindsided by taxes.. I suppose this is my fault for not realizing that smaller communities are more prone to spikes.. Doesn't make it any easier to swallow.
I have no idea how that compares to city rates, but I have a feeling that it's pretty high for my assessed value

Reminds me of an old friend that bought in a tiny little mountain town to get away from the city. In fact, it was so tiny that theirs was the only home purchase of the entire year and rare enough that it actually made the newspaper.
In summary: They'd better love it because they are never getting out of there.
High River is of course not in that ballpark, but I think the town is going to need a few more years of flood-free living before people are comfortable moving in.

Well since I did this exact move I am at a 5 min difference between being from New Brighton downtown vs Cochrane downtown. The big difference for me is no stop and go traffic to and from Cochrane where as the drive from New Brighton is a grind. Also the highways seem to get better treatment on snow days then city roads. Also depends what part of downtown you are in. Since I am on the west side leaving downtown is very quick and easy. If I was on the east it would be painful escaping the gridlock
