just only 2 choices? when i was renting out 2 weeks ago, the rental market was so tight, i had at least options A B C and D
I say, ask for references from both of them and then chose among the two.

Take out a coin.
Heads = Person A
Tails = Person B
Toss the coin in the air.
When the coin starts to drop, you'll want it to fall on either heads or tails. In that moment, whichever side of the coin you want it to fall on, rent to that corresponding person.

What if A requires child support or payments from her ex and he stops providing support? Tenant A could be screwed. Basically, financial situations and tenants in generally always come with risk.

Don't want to derail this thread, but wanted to provide a funny story.
Last February I had put my Condo up for rent and got a host of real 'characters'.
One girl texted me asking to view the place. Before I agreed to meet her at the condo to show her the property, I asked her some qualifying questions via text, namely, what she did for a living.
She said she worked in 'promotions'.
The next day she calls me and she says she can't find my place. Even with the invention of Google Maps (in this day and age).
Finally she arrives at my condo. I open my door and there in the doorway stands this very young woman, wearing these strange clothes, and she has day old "Cleopatra' makeup on.
Things are a bit awkward, so I make small talk and invite her in, and the whole time she is walking around my condo she looks like she is high on drugs. Either my rugged masculinity made her nervous and incoherent, or she had been popping ectasy and cocaine like mad.
I sat down on my couch, and asked her to fill out a rental application and asked to see her letter of employment. She reluctantly pulled it out of her purse. I began to scour it, and sure enough, the Letterhead read FRENCH MAID ENTERTAINMENT.
I tried keeping a straight face, while giving her the rental application.
She pulled out a bunch of cash and said she was going to give me the damage deposit and first month's rent. But I declined and said I needed to give applicants a fair chance.
After she left, I went on Risky Rouge website and sure enough, she was a stage performer.
So the moral of the story is, sometimes Strippers will try and rent your place you put up for rent.

I don't see what difference her having a boyfriend makes, so that part is irrelevant. It's not like having a boyfriend makes someone cleaner.
It's a generalization, but most 23 year olds I have known are not the cleanest and like to have company over a lot. It's hard enough to get people to respect property when it isn't theirs, especially someone with little life experience. When I was that age, some of the nurses I knew were also the biggest partiers I knew.
Also, if she is working long hours as many nurses do, there is a good chance that the cat is going to left alone a lot and possibly not cared for.

Just be careful, not renting to someone because they have kids or pets can get you in a lot of hot water with the human rights commission.

I just thought it was funny you thought she might be trouble while knowing quite literally nothing significant about the girl. It's obviously crazy prejudice, but it's just funny to see.

Of course it's prejudiced, but it isn't crazy. In fact, everything from our laws, democratic process and even private sector things like insurance rates, are based on generalizations about particular demographics.
When it comes to peoples personal property, it is impossible for an average person to compile statistics to form generalizations so you have to rely on your own life experience. From my experience, I would be reluctant to rent to anyone under the age of 25 and has just stepped out into the real world (i.e., not a student or not living at home, both of which come with security blankets).

It's all about mitigating risk....pets, kids, precarious life/job situations... are all things that could jeopardize your investment and cut into any profits. Sure it might be profiling, but as a landlord you have to protect your investment, and pick the tenants who will give you the best chance to do so. There are plenty of good candidates out there that you can be choosy.
Having said that, there might be tennants out there who might not meet the ideal criteria, but come across as good solid people. I rented my condo out to a guy who was still in university...but he came across as a real good person, so I rented it to him instead of other older candidates. The fact that he paid the whole year up front sure didn't hurt though, ha.
