"Manulife tower" via K Powers at SSP. Southwest corner of 7th Ave and 5th St SW. Under 30 stories, so not exactly a skyline changer.

New development that's replacing a parking lot along 10th ave between 4th and 5th street.

That +15 looks to be connecting to the parkade across the street (4th street).
As long as the +15's don't start working their way into the Beltline proper I am a happy camper.

^Beltline Planning Group (standing policy committee of Beltline Communities) has seen some projects that have proposed +15s as ideas. Generally, we are fine with them going over the tracks (in which case they'd have to be +30s due to CPR regulations) and are open to them in a few other special circumstances, such as this one.
