Cost of a home stager

Anyone have an idea what's reasonable?

I hired a guy 2 months ago and he's billing me more than what I think is reasonable. Like WAAAAY more.

All I have is my main floor staged; office, living room (couch, 2 chairs and a table), paintings, a couple floor rugs and a hutch. It's all pretty high end stuff I guess, but for what I'm getting charged you would think I'm renting gold plated furniture from the Prince of Saudi Arabia.

I have no idea what a home stager would cost, but I'd reckon the cost to stagger home would be in the range of a $100 or so......

Weigh the cost of this vs getting some bits of good quality stuff off of Kijiji to stage. We ended up buying a pile of good stuff off of someone who did just such a thing.

Depending on who does it, it can cost upwards of $2000 all in depending on size of property.

I did it to sell it quicker and increase value. Baaaaaad idea.

I'm on the low end of the $/sqft list price and still no luck. I'm getting bent over by trades and this stager to the point I might start a grow op to cover costs. It's insane.

While I have a niece who does this, I've never really asked her about pricing.

I suspect you are paying for:

Their decorating talent,
The rental of furniture (per week, month?)
the moving of said furniture, both in and out.

I can see how that could add up.

Wondering though, didn't you get a quote up front to a least get an idea of what you were getting into?

How much are you being charged OP? Incredibly vague or hard to benchmark without a ballpark of what you're paying.

Shouldn't your realtor be footing this bill? Or at least part of it? I think there's a staging company in Vancouver that takes a cut of the Realtor's commission once it sells. Might be wrong though.

I haven't personally done staging (will once I'm finished reno'ing the flip I'm doing), so I don't know the exact proper costs, but it does seem like you're getting rooked a bit.

You did have the right idea in mind though as it usually helps to sell it quicker.

Be wary if you use a stager.

I was billed $2500 to set the house up, which I thought was high to begin with. They bill you as soon as the house is furnished (start of the cycle).

The guy was in my house when I had it quoted and this is where I see the breakdown happening. He claims he told me "how the billing works" but I was in the middle of having 3 tradesmen in sanding floors and painting, moving furniture and losing my mind at something else. I don't recall the conversation if there was one.

I was on holidays he last few weeks, and yesterday I had a look at my visa statement. They have been billing me $2000 a month for rent (on top of the original $2500), so as the house has been listed 60 days, it's about $7800 w/GST. I kind of shat my pants.

I have a staging contract, and after reading the fine print I found "Minimum rental of 30 days. Additional months if needed receive a 20% discount and is pro rated." So yeah, it's my mistake for overlooking it, and I acknowledge that. I called the guy anyway to tell him he's ripping me off, and he came back with "that's the cost of home staging", and then offered a free month if the house is still listed (big whoop). Hence the thread, I'm wondering if this price is normal??? Because I'm thinking I'm in the wrong business if it is.

I'm pretty bewildered here. I've dumped 30k in upgrades into a house in marda loop that was built in 2005, staged it, held open houses weekly, and listed it in the bottom 3rd of the $/sqft comparables that sold in the last 6 months, and I still can't move it. I can't fault the realtor, and I feel like I'm doing what I can, but I'm seriously losing my marbles.

I should write a book on what NOT to do when it comes to real estate. I've taken a massive bath on it and done just about everything wrong that you can think of. I wouldn't even know where to start explaining it to someone, but I've paid a university education about 4 times over in the last 5 years with my losses.

I need a new hobby.

I will never, ever, ever rent out another house.

I had one in Bridlewood, and had a string of deadbeats. Had a few good ones there, but the the last straw was getting a call from the cops about my place being a "stash house". Apparently that's where the crack comes in and is re-distributed.

Like I said, I could write a book......

When we sold our house last summer, our realtor walked through the house with us to give us ideas on what we can do to make the house look more appealing. It was a HUGE help to us. We slapped on some cheap paint to make things look fresh, and we got rid of a lot of clutter. Much cheaper than hiring a stager. Not al realtors do this as we tried to sell a few years ago and the realtor we used then said "Looks great! This place will sell in no time!".... he should have said "This place will not sell any time", Jerk!
