Default Tenant Advice

Quick question: Furnace isn't working in my brothers rental suite.... luckily it is only going to drop down to -3C tonight but what is the timeline allowed for a landlord to repair a furnace? Thx in advance!

I thought it was 24 hours for the landlord to deal with the issue.

Is your brother the landlord or the tenant?

The one option people overlook is you can call Atco (as they actually supply the gas for Enmax, DE, et al.) Atco will ask you to review some troubleshooting tips online; most of which refer to lighting the pilot light. The service call is free; unless they have to supply parts or whatever.

What happens if its -30 out... isn't there a concern over freezing pipes?

For me the big thing is your brother's relationship with his landlord. My last landlord was great; and when a pipe burst at 2:00 am I went downstairs, shut off the water, and called him at 10:00. He in turn bought me a case of beer for not calling him.

I hope your bro has tenant insurance... or contents insurance of whatever it's officially called.

If the pipes freeze, it's not even his fault, so just make sure he keeps important stuff upstairs/on a shelf...
