If these guys are anywhere near as good as they appear on the HGTV show Holmes Inspection, that's an easy choice to pick them. After watching the show I realized how little I paid attention to my home purchase inspection. From the show you can see what other inspectors miss, and hopefully his staff inspect houses the same way he does.

Anyone know What is the rule / procedure if the inspector finds a problem(s) from a sellers pov

The whole point of an inspection is to find a problem that gives you leveredge to get the price down, revise the offer, seller may or may not drop his or her knickers at that point depending on motivation.

Personally after 5 houses I no longer care about inspections. I have learnt that all houses eff up and cost a fortune, the big stuff, crap roof or leaking basement you can usually see or smell for yourself

I used Mrhomeinspections.ca he was great showed me where all the damage was and if it was an issue going forward. He offers to come back for free a second time if you need him so while I was gutting the house he came back and took another look around will all obstructions removed.

He also said the Holmes Homes Inspection people are just sub contractors beneath their name. They went around trying to get independent contractors to work under their umbrella name for less cash then they would get normally. Apparently lots of guys with smaller client lists jumped on board. He didn't tell me the quality of those guys though.

20/20 master home inspections....403.836.5528 Lukas Kirsch, what a beauty. Spent 3.5 to 5 hours on the home, has all the latest gadgets and gave us a thorough report...plus he's a local guy and played for the Hitmen their first year. PM me for more details if you want.
