The Trib Steakhouse. They have the best beef dip in history of beef dip. They pile the sub bun up super high with shaved prime rib roasted medium. You also get fries AND salad/soup. All for $15.
Also Mango Shiva has a pretty awesome Indian buffet for around $20 for lunch.

Anyone try the Montreal Smoked meat place in the parking lot @ 6th Ave and 4th ST? I think it's called something like Smokee Lee's. I keep meaning to try it. (Edit: hah, OP has it listed already, good enough for me).
Sunoma Market Cafe in the plus 15 inside the building next to Chevron is one of my favorite stops.

Seconded! The only reason I opened this thread was to post about this little gem! By far one of the best sandwiches I've ever had! Also makes for a great patio location for those days that having a beer at lunch isn't appropriate. Add a drink with lunch and an espresso w/ biscotti for dessert and you're easily pushing $20... but it's the best $20 you'll spend all day!
Sub Plus located in the +15 west of Husky is also a nice sandwich shop. The guy that runs it used to run the Submission in the watermark tower. Sub Plus has the same quality fresh baked bread you've come to love with Submission but instead of the questionable processed deli meats you get fresh oven roasted turkey, chicken, ham, pork and beef!

Only one mention of Falafal King? For shame... I'm in the Middle East and I can't get a shwarma as good as that man serves up. The baklava alone makes it worthwhile.
I also enjoy Bourbon Street for takeout.
Ha Long Bay on 7th Ave is good for quick Vietnamese.
The buffet at the 5 hotel is overpriced but good, usually.
Juan's on 8th is decent, as mentioned.
When you first start working downtown you get pretty eager to try all these places, but as evidenced in this thread, it can get pretty routine after a while.

I'm the biggest fan in the world of the turkey wraps at Choices in the building just north of Nexen. I'm not sure what the building is called, between 6th and 7th ave. Anyway, they make a turkey wrap from real shredded up turkey. I guarantee that you can't find a better wrap for 5.95.

I'll throw a vote behind Jonas' too. Used to work across the street, so I got there often. It always felt to me like they were serving the kind of meals that you'd get when you go to grandma's for dinner. Though, they fill the stomach in the way that causes a mid-afternoon food snooze.

In the Nexen building, are you reffering to that brown bag bistro or whatever it's called? I swear all the employee's of that place are recently released prisoners serving out the final terms of there sentences. You ask them what the soup or special is, and they dont know. How can you not know what you are serving?

I'm pretty sure Chick Pea is run by a Lebanese family. I used to go there a lot before they raised their prices, but I've started going there often again recently. We're moving offices within the next few months and it's definitely the place I'm going to miss the most. It's more than it was, but it's still within the range of lunch everywhere else and they make a great shawarma.
I mean subs at Thi Thi's on 8th now are $7 ... we're all headed straight to hell.

I wonder why no one had mentioned Jimmy's on 1 St and 6 Av SE (1 block north of Olympic Plaza). Super tasty shawarmas and big portions too (I can't ever finish a medium size, let alone a large size).

Cafe Mauro...I to had to try this place at lunch. When I got there, I was first to order, got the Chicken Parmigan. It was awesome. But as Fotze said, it was slow. It took 25 min to get my sandwich. There was a couple tables already waiting. I'll go again, but I'll make sure I'm there for 11:30.

Hit up Holy Grill today because of this thread.
I was very impressed, great service and great burger for the price. A bit of a walk, but on a nice day like today that's a good thing. Thanks to all who recommended Holy Grill.
