But if it's quiet and solitude that you love then it's perfect.

Why don't people give him advice on what he asked for instead of trying to lecture him on selling practices when he has stated he already knows what's what and doesn't want it?

That being said, prebuilt! Although I'm hardly an expert on it.

Because he posted his logic, and it's questionable.

If someone could afford to buy his house if he decides to sell it a price that is not an issue for him, then presumably they could also do what he is looking at doing and build a house today.

Up north there, my gut feeling would be to go with a prebuilt house, and to make sure the supplier you go with has lots of experience with houses up North. You will need to have a home builder who knows how to build the house on piles (like everything is built up there). It seems much easier to put together a pre built house when it's really cold and the daylight is short/nonexistant (I suppose you could be putting it together in the summer), than to build everything from scratch. $300,000 for labour seems like a lot, when materials would be expensive too (it costs a lot of money to ship that amount of building materials.

Prebuilt is the way I'd go If I wanted to build a place up there.

Houses can really only be started in the summer. Building a house this time of the year is not possible.

Also, there are no basements here, all homes are off the ground. Can't build in permafrost!

Most people here live simple lives and do not know what it takes to look at options and build. They would rather buy something that is already there and they LOVE buying from White People.

I really just want to know about pre built homes and if anyone has experience with them.

Everyone giving advice really does not know what it is like to live here and how things work. The way things work in my town is completely different than they do is most other places in the world. I am in a unique environment with unique circumstances.

OK, well I guess if you don't want people to comment on your available options, your opening post should have read "I am looking at having a ready made house delivered."- instead of listing all of those options available to you.

It seems a few of us took it that you wanted to hear our opinions about your various options.

To get an idea of just how many houses there are in this place.

It appears this is it. That's all of them. Period. That isn't a neighbourhood, that's the whole place. Those are all the structures I can see for miles.



What is your current government housing like?

Yup that's it! You fly in and fly out, no roads connecting communities here. My apartment is a new duplex they finished last year so it is practically brand new. It is just too small for us. Also rent is determined by square footage so even in a bigger Goverment unit the rent just goes up and up and up.

I just went into a new one here in Calgary - I was impressed with all aspects of the place. This company constructs the modules in Winnipeg I think.

Whatever you do, I'd probably try to keep it pretty modest. In a small community like you live in, it might cause resentment if you have the fanciest house in town.

I kind of doubt this will be helpful for a guy in your position, but still, these are some pretty nifty prefab houses.

Most of them designed with an emphasis on "green" and "cool" as opposed to "livable in the arctic", but you never know.

honestly if you only going to be staying 5 yrs I'd buy a place where you going to be moving to at todays price, rent it out till your ready to move ( pays your morgage ) and odds are the money, your place in 5yrs, will increase in value should cover your renting costs....

Plus add into the fact the record morgage rates which all know will not be there in 5 yrs your just saving yourself alot.....

I be thinking long term , not just hey were a little crowded now..... like you said u have up to 8 people in a 2 br.... you have what 2.5 people suck it up princess and get going on your future.

also if u are set on buying, my not a log home? they are built at the shop then assembled onsite with 90% done offsite it would save you a load on labor costs...

A log house would be funny where there is no trees...

A log house is just a frame, it wouldn't really save any labour, log houses need alot of extra work to compensate for the settling that will occur especially up there on pilings.

Log houses are not insulated enough for the north anyhow.
