My parents lived in monterey park for 15 years and loved it, it's a great area they are now in Chestermere. Nice house, good luck very good price for the house.

Thanks guys, yeah we really like the area and the house but I work in the deep south and our daughter is going to go to school in the south so reluctantly we're selling and go and be closer to my work and her school.

I live in the area and I agree it's great by the way and that ring road will be a plus. I live in a similar house and I was looking at your ad. I recently got my property tax and it's for much much more than what you are selling your house for, WOW good deal you're offering. Approx. how much less than the property tax assessment are you selling the home for if you don't mind me asking? By the way the City tax assessment is garbage, we all know that, but just curious! smithtofuhr86: I feel the same way about the Calgary Property assessment but to answer your question we're selling the home in the area of $50,000 below what the city has assessed it at.
troutman: good idea, that Ranger flag needs to come down, especially since it's a Messier! I know you can't see in that picture but I do have the Flames "Beat them in the Alley" team poster up over the couch. That was a classic not because it had Fleury, Macinnis, vernon, Suter, Nieuwy, in the picture but because it had some infamous Flames on that team like Roger Johannson, Greg Smyth, CJ Young, Chris Dahl among others. You have to give me credit for having a Flames "Bubba Can" in picture on the fridge!

Assessments should not be used to price your house. For one, by the time you get the notice its already at best 6 months behind. Its based on July 1st 2008, and especially in this market, its been coming down pretty hard the past 9 months.
Another thing I realized, is that the years previous when prices were going up, the city would have been behind there as well, so pretty much every property would have been under assessed those years.

About $2000 per month, assuming the whole amount was financed, fixed 5 year term, 5.79% interest, 25 year amortization.

Aren't interest rates quite low? I keep hearing promos for 4.7% etc. on a variable is that right or do I need to get my ears checked.

Yeah, I am preapproved for 4.39% on a 5 yr Fixed/Closed right now and that was done a couple of weeks ago. I should be able to do better when I have the house I want to buy.

We were told by someone from home loans Canada that some banks are offering to younger couples 35 year mortgages at a rate of below 4.8% not sure if that's true or not, i'm bad with that sort of stuff! Could that be possible? Is a 35 year mortgage a good idea?
