I would not go cheap on realtors in this market. A good realtor will more than earn their commission now.
A lot of sellers are being very unrealistic on sale price.

Though the market is slow, it doesnt mean a good realtor is willing to get bent over to make a sale, things are picking up out there be it the prices aren't over inflated like they were a year ago it is a buyers market so people shouldn't try to save $2000-$3000 on a realtor if that person could be the difference between $10,000-$15,0000 in what you get paid for your house.

$15,000 for a weeks work.... No one should pay ANY realator this inflated amount. The reason why people pay this is because they think the 7%, 3% is non negotiable. IT IS!!!!! If everyone were only willing to pay a flat rate of 3-5000$, we could ALL SELL our homes for less..........

A week's work? Homes are taking months and months to sell. If a realtor is willing to give you a big discount, maybe their services are not worth as much?
I know what you are saying - this is just one of those times where I would focus on getting a good realtor.

The last 2 homes I have listed and been aggressive, we've sold them in a total of 5 days..... $$28,000 for 5 days work for my previous agent was a joke..... Maybe I've just had bad experiences......

If you can do it yourself, then have fun. Your attitude is kinda amusing though. I suppose once the deal is complete you'll be looking for a bargain on the lawyer as well. Afterall, it's just a few papers that need to be signed and couriered.
Sounds to me like your last two homes were either sold during boom times where anything would sell at any price or else you just happened to live in very desireable houses. Being annoyed that a realtor is making alot of money for seemingly easy work is like being annoyed with your mechanic that he knows exactly what that sound is instead of poking around and toiling.
Selling houses is not rocket science just like fixing cars. But if you have a house, you probably have a job. If you really wanna come home from work and then do someone elses job, great. Power to you.
If you think that your realtor scooped $28,000 on your last deal, you're wrong.

It would be great to see how many people who have responded here in this post are real estate agents and who are not.... I can understand if you are pissed that I (we) think that agents are WELL overpaid and are just glorified used car sales people in flashy suits and expensive leased cars.
That being said, if anyone wants the name of 2 people (real estate agents) that have said they would list for $4000 flat sellers rate, contact me!!!!!!!!!!!!!
Heaven forbid that in this slow market some of you agents might have to lease a Ford for the next 6 months until things pick back up!!! lol

So the moral of the story is: a good realtor is worth the money?
What about an average realtor? Or better yet, some schmuck who wrote the real estate exam and now can can himself a realtor? What percentage of realtors really can make a difference in a buyer's market such as this?
I can see where the OP is coming from -- if you have a good house at a good price, the home *should* sell itself. So if you know what you're doing, do you really need an expensive realtor to do it for you?

I think only one realtor has replied in this thread.
You get what you pay for.
Things were different when the market was red hot. Now, a good realtor can make a big difference.
If the listing realtor takes $4000, do you still have to pay the buyer's realtor full commission?

It costs $500 to upload to the MLxchange, which is where the MLS gets it's listings from. Offices don't take half unless the realtor is on a crappy structure. Offices take anywhere from $500 - $2000 monthly in fees plus about $200 per deal. Plus yearly fees from RECA and CREB are in the $1500 range.
I suppose you could say that I'm a realtor, but I'm licenced only because I build houses. I don't sell 'em (anymore), I know enough good realtors, but I still do get a kick out of people that think that realtors are useless or over compensated. I admit that some (ok, lots) (ok, most) realtors are greaseballs, but that's the essence of the job. Selling. Salespeople are born, not bred. Which is why there are two tiers of realtors. The ones that only ever have one listing because they're just not very good, and the ones that sell most of the houses in the city, quickly, efficiently and for fair market value.
Eh, I'm not looking to change your mind on some kind of philosophical idea. Just saying that you get what you pay for.

I just want to add that I'm glad that CREB finally upped the ante for wannabe realtors. Like everyone and their dog has a real estate license and half only ever dust it off once a year to sell their brother's house. Then they nickle and dime and try to negotiate you down an extra $500 dollars. There's one particular race of people that do that (and it's not Jews) on every deal and it's frustrating.
When I was selling houses, as soon as I encountered one of these bargain bozo realtors that was trying to get you an extra $500 for your house, I let the deal fall through on purpose. There's no need to nickle and dime and try to get them to throw in the garden hose and sprinkler. You're either doing business or you're not. Some realtors will work for a discounted rate, but I'd probably ask them why.

That's what I mean, why not start fighting back and start pressuring agents to charge lesss. It should be like dealing with a Mexican beach jewelery salesman. They are basically all the same. Same product. Same way of luring you and your money. Why can't sellers barter with agents for the best possible rate!!!
OH WAIT, I KNOW !!!!! Real estate agents won't take their clients to houses that have discounted comissions!!!! (even if it benefits the buyer)
