FS: Condo - Xenex on 12th

I'm selling a condo in Xenex on 12th. 715sqft. fourth floor with ~500sqft patio.

I'm listing it at $287538+GST compared to if you buy with the developer they are selling a similar unit on the 14th floor for 385K+GST (so approx 405K). It is the X2 floorplan.

Possession is on jan 28th

Is the bedroom basically in the kitchen, or am I reading this floor plan incorrectly?

You are reading it wrong. That's the living room, it's a carpet with chairs. Not a bed.

I looked at that building and that specific floor plan but I remember correctly, there is no access to the balcony from the bedroom - correct?

I would agree the floor plan is a bit peculiar but I found it to be nicer than alot of 1 bedrooms.

Yeah the bedroom does not have access to the balcony, since the floor plan is the same as all the other floors that have the small balcony.

I agree that it is a bit of a different floor plan than most others out there, but I like how it separates the bedroom from the rest of the living area. It is a decent size compared to a lot of 1 bedroom and especially with the balcony there is a lot of space in the unit.

I don't live in cgy right now, but was constantly there delivering materials over the summer months. The place wasn't anywhere close to being completed.

Drive by there pretty often, not done yet, but it's slowly getting there. Would think it would be fully complete by next summer, correct me if I'm wrong Tiger.

As of sep 9th (the last update I have received regarding construction), they are looking at a jan/feb 09.

yes it is not a misprint. The why the building is designed everyone one gets small balconies except this floor which get incredibly big ones

Wow - that's just weird. you're getting a balcony that's 70% of the size of your place. It might not be weird. But thinking about it seems a bit weird.

Not trying to be negative towards your place though. Sounds like a nice place!!

keep in mind the balcony on my unit is the full length of the condo and extends out further than the image

Thats actually a nice 1 bedroom plan; Id be interested if its still available in a few months.
