I've always thought of moving to Phoenix. Lanny what kind of city is it like for someone who is very early on in their career? Calgary isn't looking like a very good option for me owning property, but the job market for my field (Architecture) is full of jobs right now. I most likely would rent upon arrival, as I wouldn't want to get tied into a city I may not like.

I ask because it seems like everyone I know that visits Phoenix owns a vacation property and is already established (read: old). Is it a good time to move to a city like Phoenix (in the next year or two), or is it merely a better time to invest in extra property there? To say it differently, is the economy doing well and forecast to do well? Or will I be waiting tables?

Place like Amazon.ca should react much faster to the exchange rate, yet even there books are still much more expansive than Amazon.com.

I understand why B&M stores take longer to react, but web stores should react much faster.

I was talking to a realtor in Phoenix today. He mentioned that Ahwatukee and Scottsdale are a couple of good places to look. I can get a 3 bed/2bath house for 250k in Ahwatukee from the looks of it.

The guy says he's gotten more calls from Canada in a month than he has from Americans all year. Maybe a little exageration, but I'll bet there's some truth to it.

I like Phoenix for the baby boomer idea, too. A lot of older people like moving to AZ, and they'll have lots of money.

Economy is okay. I think it depends on what you do. I would think an architect would get plenty of work. There is tons of money in this town and lots of people who build custom, so if doing that type of stuff is up your alley, Phoenix is a great place to be. I would asay that you want to try a summer in Phoenix. If you can take the heat, you'll love it.

American dollar hits an all time low against the Euro.

Broke 102 at one point today and ended up at 101.81 up 1.59 today. Long weekend shopping in the US anyone?

wow, thats awesome, wish it had been that high back in 2000 when i moved from Edmonton to San Jose to go to university and had to pay my fees, rent etc in Canadian Dollars. It was .623 then and it HURT. Now that I live here and am working and earning in US Dollars, its no fun to go shopping in Canada..however, Im happy for my homeland

Lanny for investment prop what about Buckeye?

As well I wouldn't count out downtown Tempe, the area is rejuvinating, and besides if you just want to buy a place to see if you will move in later you don't need to buy your end use home, buying something in the valley will make you 'long arizona real estate' and will have your foot in the door at today's FX rate and the declining US realestate market. I may look into something off of Mill near the canal.

Just a small note here, but as far as investing in American real estate, it's looking more and more to me like you need to borrow the funds for the house in American dollars. Which means if the US dollar does actually strengthen in time, so does the debt you're carrying for the house. The only real money you're making is in the actual appreciation of the house and the fact that you probably used Canadian funds to put down a downpayment.

You can't renegotiate contracts under the current CBA. Also, with the salary cap in US dollars I don't even know if you can sign a player for Canadian dollars anymore.

No, it's written into the CBA (11.17) that all SPCs (Standard Player Contracts) are paid in US$.

Minor league contracts can be paid in the local currency of the NHL club (I don't know if any of the Canadian teams pay their minor league players in CDN$, but if they do, a lot of them have received nice, unexpected raises, this season).
