Thanks to Attainable Homes Calgary I only had to put down $2k and the other $20k was gifted (thanks taxpayers!). Otherwise I could see how a downpayment would be tough. Seriously though it is a great program for anyone who makes $50-80k and is a first time homebuyer.

My bill for the divorce lawyer. I basically paid him while I did the legwork and paperwork so he could extend a simple uncontested divorce over 2 years. He was screwing me more then the ex ever did.

Those are usually flat-rate $1000 to $1500 afaik. Did you pay by the hour or something?

2009's $4,600 tax payment hurt. I knew it was coming, and I had the money set aside, and yeah our taxes go towards a lot of good things like months of care for my buddy's daughter whom was 3 months pre-mature, but it still stung at the time.

It was a flat rate with "extra's" since I don't think he even knew who I was and when I'd call to ask if something had been responded to or filed it resulted in extra admin fee's being tacked on because it was extra work outside of the flat rate.
These "extra's" being filing the actual paperwork (which he held onto for 18 months past the 1 year date of seperation), requesting a copy of my Divorce Decree to be sent to me and requesting a copy of the Statement of Divorce so I had proof to send to different Government Agencies to change my status.

Assuming he doesn't live on Nunavat, his income would be in the 150-163k (less if the 50k included CPP and EI contributions) range depending on what province he lived in.
Also, taxes are not necessarily lower in the USA. It depends on what state you live in. In NYC he would pay considerably more taxes.

Agreed. Unlike other payments the money doesn't disappear. It ends up in your equity. In the long run, for the most part, you're always going to get the money back.
The $4,000+ Property Transfer Tax I had to pay in cash when I purchased my condo is another matter entirely.

It's only a 'gift' if house prices decrease, even so the treatment of a 'forgivable' loan means you still pay interest on that factored into your mortgage price. As you probably already know appreciation on the value of your property will be split.
Is saving $22K really that unreasonable to expect of someone to become a homeowner?

Recently, my property taxes two weeks ago. I completely forgot to sign up for the TIPP program. A cheque for $2000 later: ouch, cry, grumble, grumble, bitch...
It's my first home; live and learn. I've since requested the forms for the Tax Installment Payment Plan.
Biggest payment was my condo down payment. After so many years of saving and planning, having to hand over that cheque was stressful and nerve-wracking, but exciting.
