I think at the end of the day, not that many people want to live right beside an an event center.
Same with businesses except for those that cater directly to the event center (ie sports bars/restaurants, parking lots, hotels).
For everyone else its probably more of a hassle to have thousands of people roaming around 3-4 times per week.
I've been to LA Live a couple of times in the past two years and I experienced the same thing there as in Edmonton. They have a little zone with some bars/restaurants that experiences a bunch of activity before the game, but the area as a whole isn't benefiting greatly from an event center.
