There is value in acquiring Hanifin before the season starts, as that allows the team to integrate him into the system all year. That should add a premium to the deal. A fair deal (now) is to start with a deadline valuation, add a premium for getting him now, and maybe add a bit of a topper if there is some salary dump coming back.
But some of these garbage proposals being thrown around are non-starters.

On the other hand some are throwing out multiple top picks and prospects for the guy. Let's be real, the Chycrun deal is about all they can hope for, and I think Chycrun has slightly more value for offensive upside. And he took like a year to trade. Flames have time but not that kind of time.
I am in favor of taking all these guys to the deadline and with a good team, sign some and trade some. That's how you max out their value in terms of helping you win now and getting great returns.
