The keyword that sold me on couple B was "conscientious". It's harder to find people like that who respect your property and make sure they pay their rent on time.

I dont know the demographics but couple B is a harder find, even if you're only going to have them for just 1 year
The OP is looking for a long term tenant, and as a 29 year old father of a 4 and a half year old, I'd have to say the last 5 years, as a renter, were the years I needed the most stability. As such, my priorities were food and shelter for my family. Now, nearing 30, I am in the buyers market, so maybe it's out of bias from my own experience that I believe the younger couple with the baby on the way would likely be a better candidate for long term tenancy than an early 30's couple, with dual income.
As far as baby damage goes, I'm not sure what you are referring too, so long as you don't let a child play with hammers in the home, they usually aren't strong enough to cause damage to a home, outside of the standard messes, that can easily be cleaned.

And as you pointed out, couple B is likely harder to find, so if you want long term tenants, who want to be there, why rent to couple B, only to have to be on the hunt again for another couple B 11 months from now?
