Poor Experience with Point of View
Almost 2 years ago we purchased a condo in Panorama Hills by Pointe of View. There were 4 buildings to the complex. When we purchased 2 of the buildings were ready while they were continuing to work on the 3rd and 4th building. Fast forward to present day and today the 4th building has not been finished being built, no landscaping is done. There are multiple jobs around the complex that need to be completed.
Today we go to our condo meeting to see whats going on. Supposedly Pointe of View has refused to complete any of the outstanding issues with these buildings. They have not even finished all the construction on the 4th building, its been at the same status for almost a year.
Our condo board and management company has sent multiple emails to Pointe of View and we do not even get a response from Pointe of View.
We had a member of the condo board meet with someone from the city the other day to try and get things resolved but I am not sure where the status of this issue is going right now.
Last year we had a condo meeting and there was a representative there from Pointe of View and he had made all these promises with what was going to be completed, they finished about 1 thing off of the list of promises.
So now I feel like we are totally screwed on this condo we purchased with the multiple list of jobs that need to be completed. If I want to sell, people are going to wonder why no landscaping is done when the building has been open for almost 2 years and all these other issue.
Just thought I would put this out there and see if anyone has any recommendations of what we should do in this situation and maybe I can bring these forward to our condo board. I just want to bring closure to this and get Pointe of view to finish what we paid them for.

Go ask anyone living at Discovery Pointe (6th av sw) what it's like living in that POV POS--and the issues they left for the new owners.
Don't be surprised if you see the taller tower being reinforced on the outside in the near future...

Honestly, they will be gone in the very near feature. Multiple projects have liens placed against them and their downtown project has hundreds of thousands of dollars worth of liens added weekly. They aren't returning your phone calls because the staff are busy picking bottles in order to pay back deposits to people who put money down on their failed project in San Diego.
I feel bad for you but your not the only condo complex in this boat. I lived in a POV up untill two years ago and didn't really have any issues as our condo corp and board where pretty good.

When I was looking for my Condo my realtor told me to avoid any Pointe of View properties because of all their issues.

What Barnes said, POV is finished.
Your condo is going to have to go it alone because at best you are unsecured creditors and may get some pennies on the dollar for any legal action they take. Probably not even enough to cover the legal costs, let alone pay for the deficiencies still outstanding.

So I guess I souldnt go look at those Riverfront Pointe condos. Damn - they looked really nice.
My realator told me the same thing about Pointe of View. When I was buying she wouldnt even show me the condos when I asked about them.

Those may not be too bad - but likely only will be completed when a new developer buys the site.

I heard the London condos near Heritage are pretty bad too. Anyone hear anything about them?
Thank God the place I'm moving in to was built in 04 before the ridiculous "boom".

I agree with Thneed on this one, the Riverfront Pointe condos would probably have been a good investment at the prices they were being offered at.
Now if another developer buys the project and keeps the pricing the same I think you could probably do okay purchasing a unit there.

I've heard a lot of negative stuff about POV.
... not that that helps you in any way.
My advice would be to sell your condo asap and cut your losses. Buy somewhere else.

I hope that would work for him, any smart buyer is probably going to pull condo board meeting minutes and see just what situation everything is in.
Some people just don't care or don't do it and it could sell easily also.

The CEO of POV settled Alberta's largest personal bankruptcy case at the time a decade ago by paying back something like $2 Million on bad debts outstanding to Alberta Treasury Banks stemming from something like $17-20 Million in loans from the 1980's housing meltdown. He lived a couple of houses down from me at the time and was driving around a brand new Ferrari 360 among other expensive cars. I could only imagine that all of that was being paid for by his company (POV) that his family controlled. I knew as this boom got going and POV started doing more projects that it would ultimately end in ruin.

I live in the london building. I'm just renting but overall my experience has been pretty good. Theres construction next door for the other building but other than noise its not bad. The build quality is decent I havent seen anything I would classify as awful.

Thanks for all your feedback. We called the city this morning to see what they can do. Pointe of View had to put down money with the city to build these projects and the city will not release the money back to POV until the job is completed. So since the city still has the money it sounds like they could use that to get the job completed. We will see what happens!

I almost bought a POV condo 7 years ago in Applewood. I had a deposit on the place, but when a year after the scheduled posession date and they hadn't even broken ground yet, I turned and ran screaming.

I have a friend living there and havn't heard anything bad. It seemed like a nice building to me when I visited.
POV on the other hand... I've heard horrible things about them for years, and since working in the industry even more. Sorry to hear your situation OP, I'm not sure anything can be done because I'm pretty sure POV is bankrupt.
Question: Is the landscaping detailed in the disclosure statement you were given when buying? and does that disclosure refer to just your building (or phase) or the entire development?

Just this past winter they took eons to pay a good friend of mine for contract work he did for them. They, quite literally, ruined Christmas for his family. I hate to pull heartstrings, but the guy has a wife and two little boys under the age of five and they screwed him around for a couple of months for the few grand he had slated for toys and food for Christmas. Being a concrete guy, he has to make enough in the good months to last for the cold months. Not paying a concrete guy for work he does in October/November is about the lowest form of thievery. Pointe of View can kiss my ass. I'd never buy anything from them. I'm glad they're going out of business, but I feel bad for all the contractors that are about to feel the pain.
