What’s the chance that the Arts Commons renovation actually goes forward?

Inglewood community association pushing back against a proposed 20 storey tower for the community:

http://www.metronews.ca/news/calgary...rey-tower.html

I think that location is actually pretty good for a tower, shadowing is probably going to be very minimal to any properties to the north.

Technically I live in Ramsay but right on the border of Inglewood/Ramsay. Personally I feel this development is fine. Right now you have a 2 gas stations, Blackfoot Diner, and a huge parking lot in the immediate vicinity - not exactly "historic". It's not like it's getting built right along 9th Avenue or near the bird sanctuary. Sometimes these community associations can be very pedantic. This quote is very telling to me:

Quote:
"It's basically putting a large phallic symbol in the middle of a historic community," said Robertson.

Yeah that quote tells you about everything you need to know on their willingness to even take a look at the idea.

Heck we plunked down a big phallic symbol in Victoria Park when the Arriva tower first went in, nothing around it but parking lots and 4 storey warehouse buildings.

Penis envy over a 20 story tower seems like a losing battle.

That is an amazing location for a tower, and that is an area ripe with potential. There's nothing wrong with condo towers, that's the way our urban fabric is evolving. Why people / NIMBYers are so against new development boggles my mind.

20 stories for this location seems pretty reasonable to me. River to the east, commercial land and road to the west, major road and 6 story high density condo's to the north. There is only one small neighborhood immediately to the south and shadowing etc. would not really affect them much. Certainly not in the winter at all, and minimal in the summer.

I just about bought a house right near there a few years ago, but didn't because that lot/area was terrible.
It was an amazing house in a horrible spot.
If that tower had been there, I wouldn't have thought twice about buying that place.

So.... they're okay with underground caverns? How magnanimous!

Agreed. Honestly, Inglewood and Ogden are prime spots for increased residential elevation and density as our city grows. Just because something is tall doesn't mean it has to be ugly or non-integrative into the community.

If that condo tower is phallic looking, I think there might be something wrong with this guys junk.

Having lived in Inglewood for a number of years, the vast majority of people I know are pretty reasonable live and let live folks. The CA on the other hand seems to attract some rather interesting characters. Carra was CA president for a few years for example.

If I still lived there, I'd be all for the tower. I think the increased density that is happening will do nothing but good things for Inglewood.

Increased density will ensure the businesses on the east side of 9th avenue continue to exist. Not sure why this is a bad thing, it's not like they're proposing to destroy the Ironwood and put up a phallic structure in the heart of Inglewood.

Unless its a misprint, it was a woman who said that

This CA tried to fight an 8 story condo on 9th ave so its not surprising tthey would fight a 20 story building.

I believe that one was the 'Avli', and as of yesterday a crane has gone up on the site so it is progressing.

I just see no problem in anchoring the far east end of Inglewood with big density like this, especially since things like shadowing will be of little to no concern on existing residences. An opportunity to transform that area from its current "industrial wasteland" look to something actually functional.

New parkade coming to East Village in 2020. Named "Platform" it will feature 500 parking stalls with the future ability to be converted to living spaces, and the main floor will be an innovation centre. Location is 3rd Street and 9th Avenue SE.

Turning Parking structures into living areas in the future is marketing, nothing more. Turning was intended to work for parking, into living space, is a huge pain in the ass.

Parking spaces have sloped floors, living spaces have flat floors. It’s hard to correct that issue in the future. Also, the structural loading requirements for parking areas are lower than what they need to be for many living areas. So to do this, they have to intentionally overbuild the structure for a future use that’s never going to be used, because it doesn’t make sense to convert. Wasting money is all that is.

Interesting design at least. Not completely buying the conversion story either though.

Slightly mixed feelings as this is my go-to Flames parking spot right now (I'm assuming this will take more $ and time to use).
