Looks nice. I think I looked at a condo in this building (or a similar building) a number of years ago. I remember that support column/wall being in a very awkward place and it provided for a weird space separation.

I used to live in this building and it was great! Never heard noise from neighbours, location is amazing, parking is good.
Good luck with the sale!

It was in a weird spot however my guy did a great job at using that to create a great den area!

Travis,
What's the background on those high condo fees?

Older building - tons of windows & a post tension building which has been well cared for!

Why is it not selling? Is there a special assessment pending?

No, condo documents/finances are great. They have a ton of cash - extra cash that they are pumping into modernizing the building. Buyers cant see past the condo fees but fail to see
- extremely low taxes compared to other units
- extremely low risk of fees being raised (unlike so many buildings)
- extremely low risk of special assessment due to finances being so solid

Have you had many issues with CMHC and post tension cables? We are having a heck of a time selling, even though ours are maintained.

Wow $309,900 now? You may want to update the thread title.
The condo fees are the main detraction still. If you live here for 5 years, you will have paid $37,920 in condo fees but there may be savings in terms of not paying for gas/water and lower property taxes?

taxes being half of what similar units are saves about 75 a month!
Thx for the reminder on the title!

Travis was kind enough to show me around in person and I can vouch that it is an absolutely beautiful place in a great location. Condo fees are high but you will not find too many nicer places at that price, especially downtown.
If I weren't moving to Vancouver in the fall I'd have bought it. Whoever does will be very happy with it.
