For sure, and if that's the case they'll just claw it into the base rent. At the end of the day the pro-forma number has to make sense for the developer to go ahead and start digging the hole.

Still looking for info on the 5th Avenue Place (aka Esso Plaza) redevelopment that's going on.
Anybody have any info, news, proposals? I'm very curious what they are doing because it appears that Brookfield has decided to expand the building into the area that was previously the water pool.
It makes sense to me if they are looking to commercialize the extra parcel of land for additional revenue or tenants, especially if Imperial Oil is moving out.

So they're really going with the black instead of the white? That's kind of disappointing. Though the building is still all kinds of awesome, I can't wait for it to get built.

Yeah it looks that way, too bad as I much preferred the clearer look. I hope that was the last of the visual changes (unlike The Bow).

Is it just me or does the building have less of a "twist" at the top compared to the renderings?

Super excited for this development; wish my previous firm was the local though!
No a huge fan of the black envelope, however. Should have kept the more lighter / clearer look.

The white exterior was one of the things I really liked about it, I think it would've been a nice contrast to all the dark buildings downtown. Didn't the architect also have some thesis about all the buildings in Calgary being too masculine?

I think the black would help accentuate the textured look of the building as it sets back. I like white, but I also do think black is underused in Calgary.

Not to get all color theory on this, but black actually tends to flatten out shapes and shadows, so I'm not really buying that reasoning, ha.

Agreed. It's one one of the reasons I'm curious to see how Guardian shapes up, as it seems to be using a lot of black. A crisp black building can be pretty bad-ass....I just think Telus Sky with all it's curves and texture would've been more beautiful in white.
At least it's not 8 shades of brown I guess.

yeah, it looks significantly worse with the black. It turns something that looked like it had movement into something rigid and blocky.

From my experience, I would say 99% of the time, when you see a rendering of a building, its final version likely isn't actually that. Value engineering and other factors become very relevant once the design of a building progresses; clients want to save money in many ways, and usually, the original version is much more romanticized and idealistic than the (watered down) versions they usually end up being.
In Western Canada, and specifically Calgary, design has a very low priority in many clients and developers' minds. This has been the case for many years now, even as this city grows and has gone through huge economic and physical infrastructure growth spurts. However, I have noticed a shift starting to happen, even if it is only very much in its infancy stage.
The Telus Sky Tower is a great example of this shift. BIG's projects are pretty out-of-the-box if you've seen what they've done around the world (I LOVE their stuff), and no matter how this final version of the TST turns out I will be happy that such a well-known and innovative architect graced our city with one of his projects.
It will definitely set a standard for Calgary infrastructure, that's something you can be sure of.

What do you know, anyway? You some kind of graphic design specialist or something?
What I'm getting is that it seems to accentuate the the boxes, subway tile pattern by virtue of contrast with the light glazing.
